About the position

The Leasing Agent is responsible for coordinating marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role involves performing all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

• Perform all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, and showing apartments.
• Process applications, credit screening, and criminal background checks, prepare the lease and move-in package, and ensure a smooth resident move-in and lease signing.
• Inspect apartments prior to resident move-in and ensure they are in move-in ready condition, scheduling any outstanding items to be addressed with the maintenance team.
• Stay informed about current market and competitor conditions that may impact occupancy and sales results, developing and implementing marketing plans to sustain occupancy.
• Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, and using internet marketing tools.
• Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, and manage resident and prospect data.
• Ensure the community and show units meet the Company's standards for show quality by inspecting the marketing corridor and leasing tour daily.
• Follow up with prospects and new residents to ensure satisfaction through various communication methods.
• Execute activities in support of the community's lease renewal program, preparing lease renewal letters and packages for residents.
• Respond quickly and courteously to resident and client/owner concerns and questions.

Requirements

• 3 years of customer service experience
• 3 years of property leasing experience
• 3 years of property management experience
• Familiarity with Fair Housing regulations
• Experience with Yardi property management software
• Entry-level position

Nice-to-haves
