The primary role of the Leasing Agent is to oversee all phases of the property's daily operations and management. This includes being responsible for achieving leasing goals, conducting inspections, and maintaining positive resident and community relations. The Leasing Agent should possess a polished, professional demeanor and lead the team by example while adhering to Pfotzer Properties' policies and procedures. This position requires a proactive approach to managing the leasing process and ensuring that all activities align with the company's objectives. In conjunction with the Leasing and Marketing Manager, the Leasing Agent will prepare marketing plans and develop new strategies and programs designed to meet occupancy goals. This involves preparing weekly status reports and making recommendations for changes to pricing or leasing specials based on market conditions. The Leasing Agent must effectively maintain product knowledge of the community and competitive properties through consistent evaluation of market conditions and trends. The Leasing Agent is also responsible for ensuring timely follow-up activities for all prospective residents and reviewing and countersigning all resident Housing Contracts. Financial management is a key aspect of this role, as the Leasing Agent will oversee the accounts receivable process and property delinquency, intervening as needed to minimize delinquency. Additionally, the Leasing Agent will oversee the accounts payable process and prepare monthly variance reports and a month-end reporting package in a timely manner. They will also project quarterly income and expenses to ensure financial targets are met.
