About the position

A Leasing Agent at Van Rooy Properties is responsible for leasing apartments at the highest effective rent possible while maintaining a strong customer service and satisfaction philosophy. The role requires a proactive approach to responding to resident requests promptly and courteously, resolving resident issues in a manner beneficial to both the tenant and the company. The Leasing Agent must maintain a comprehensive working knowledge of company and community policies, ensuring they can explain these policies to residents and potential residents effectively. In addition, the Leasing Agent must possess a thorough understanding of all lease-related documents, ensuring they are completed accurately and in a timely manner. The agent should continually monitor competitive communities' rent levels and amenities, as well as area facts and statistics, to provide informed recommendations to potential residents. A courteous and helpful attitude is essential, as the Leasing Agent will qualify potential residents and work to place them in housing that best fits their needs, desires, and restrictions. The Leasing Agent will also coordinate move-ins and move-outs with the Leasing Director, ensuring that units are inspected and ready prior to move-in. They will assist tenants with the move-in process, providing access and verifying satisfaction on the move-in date. Daily tracking and reporting of traffic is required, along with maintaining a working knowledge of all fair housing laws and company policies. The Leasing Agent will also be responsible for completing all annual lease renewals in a timely manner and working effectively with the Property Manager on any assigned duties.

Responsibilities

  • Respond to resident requests promptly and courteously and resolve resident issues in a manner beneficial to the tenant and the Company
  • Maintain a working knowledge of company and community policies and be able to explain them to residents and potential residents
  • Have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner
  • Continually be aware of competitive communities' rent levels and amenities as well as area facts and statistics
  • Maintain a courteous and helpful attitude to residents and potential residents
  • Qualify potential residents and work to place them in housing that best fits their needs, desires and/or restrictions
  • Ensure that move-ins and move-outs have been coordinated with the Leasing Director, that units are inspected and made ready prior to move-in
  • Assist the tenant with the move-in process by providing access and verifying satisfaction on the date of move in
  • Accurately track and report traffic on a daily basis
  • Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
  • Maintain a working knowledge of all Section 8 & 42 policies and practices
  • Complete all annual lease renewals timely
  • Work effectively with Property Manager in any duties that are assigned

Requirements

  • Proficient sales skills
  • Good human relations skills and the ability to work well with others
  • Excellent oral and written communication skills
  • High school diploma or equivalent
  • Proficiency with PC systems and Microsoft Office software
  • Ability to display professional behavior and dress as required by Van Rooy
  • Valid driver's license and reliable transportation suitable for showing apartments
