About the position

The Cesar Chavez Foundation is seeking a dedicated Leasing Agent to join our team in Houston, Texas. This role is pivotal in assisting the property manager with the comprehensive management of property operations, focusing primarily on leasing, marketing, resident relations, and community functions. The Leasing Agent will play a crucial role in achieving our goal of 100% occupancy by ensuring the retention of existing residents, effectively leasing current availability, and pre-leasing future units. In this position, the Leasing Agent will be responsible for interviewing prospective tenants, gathering essential information to assess their needs and qualifications. The agent will complete lease agreements, collect rental deposits, and manage both electronic and manual bookkeeping functions. This includes crediting renter accounts for receipts and debiting accounts for expenses related to property upkeep and maintenance. The Leasing Agent will also prepare various reports, including vacancy, occupancy, traffic reports, and turnover schedules, ensuring compliance with internal and external agency requirements. Additionally, the Leasing Agent will coordinate move-ins, conduct inspections, address tenant issues, and oversee necessary maintenance. The role may involve assisting with tenant evictions in accordance with court orders and supervisor directives. The Leasing Agent will respond to emergency calls and situations as needed and will maintain open communication with residents, both individually and in group settings. Compiling listings of available rental properties will also be part of the responsibilities, ensuring that potential tenants have access to current offerings.

Responsibilities

  • Interview prospective tenants and record information to ascertain needs and qualifications.
  • Complete lease forms or agreements and collect rental deposits.
  • Handle electronic and manual bookkeeping functions, crediting renter accounts for receipts and debiting accounts for disbursements such as upkeep and maintenance costs for assigned property.
  • Request issuance of checks for monies due to residents.
  • Prepare vacancy, occupancy, traffic reports, and turnover schedules for internal use and external agency compliance.
  • Coordinate moving, inspections, dealing with tenant issues and related items.
  • Inspect the condition of premises periodically and arrange for necessary maintenance.
  • Assist with the eviction of tenants in compliance with court orders and directions from the supervisor.
  • Respond to emergency calls and situations as required.
  • Communicate and interact with residents individually or in groups as required.
  • Compile listings of available rental properties.

Requirements

  • Experience in working with LIHTC/Tax Credit/HUD/Section 8 regulations/forms.
  • Excellent customer service skills.
  • Knowledge of Yardi or comparable property management software preferred.
  • Bilingual - Spanish preferred.
