About the position

The Leasing Agent position in Austin, TX, is a full-time, temporary, and contract role that requires a proactive and customer-oriented individual to manage leasing activities for residential properties. The successful candidate will be responsible for greeting prospects, qualifying them based on established criteria, and maintaining accurate records of all interactions. This role demands a strong understanding of the leasing process, including the ability to demonstrate community features, close sales, and ensure that apartments are ready for new residents on agreed dates. The Leasing Agent will also be tasked with following up on prospects who did not close, processing applications, and maintaining resident files in the Yardi system. In addition to leasing responsibilities, the agent will engage in resident retention activities, addressing resident concerns, and ensuring that maintenance requests are handled promptly. The role also includes neighborhood marketing efforts, such as participating in outreach activities and conducting market surveys to stay competitive. The Leasing Agent must possess strong communication skills, a positive attitude, and the ability to work flexible hours, including evenings and weekends. Compliance with Fair Housing regulations and company policies is essential, as is the ability to maintain professionalism and contribute to a positive community atmosphere.

Responsibilities

  • Greet prospects and qualify them by covering all criteria.
  • Record all telephone and in-person visits on appropriate reports.
  • Inspect models and available apartments, communicating service needs to the Property Manager.
  • Demonstrate community and apartment features to clients and close sales.
  • Process applications for approvals, including credit checks and rental history.
  • Follow up with applicants regarding their application status.
  • Ensure apartments are ready for resident move-in on agreed dates.
  • Follow up on prospects that did not close and attempt to close the sale again.
  • Secure new resident signatures on appropriate paperwork prior to move-in.
  • Orient new residents to the community and assist in monitoring renewals.
  • Monitor advertising effectiveness and gather market competition information.
  • Represent the company professionally at all times.
  • Accept rental payments and process them accurately.
  • Type leases and complete appropriate paperwork in the Yardi System.
  • Maintain current resident files and record daily inspections for the community.
  • Distribute company or community-issued notices and maintain accurate monthly commission records.
  • Receive all telephone calls and in-person visits from residents, addressing their requests and concerns.
  • Complete maintenance service requests and inform the maintenance team.
  • Maintain open communication with the Property Manager and Maintenance Supervisor.
  • Contribute to the cleanliness and curb appeal of the community.
  • Assist in planning and hosting resident functions.
  • Participate in outreach marketing activities to obtain prospective residents.

Requirements

  • Two years of experience in a relevant customer service role.
  • Valid Driver's License is required.
  • Experience with Yardi software is preferred.
  • Ability to communicate effectively in Spanish is required.
  • Strong oral and written communication skills.
  • Ability to work a flexible schedule, including evenings and weekends.
  • Willingness to obtain Fair Housing Certification prior to interacting with prospective residents.

Nice-to-haves

  • Experience in leasing or property management is a plus.
  • Knowledge of local real estate market trends.
