The Leasing Agent plays a crucial role in achieving the property's revenue goals by maximizing occupancy and rental rates. This position is hands-on and customer service-oriented, requiring excellent communication and organizational skills. The Leasing Agent will work closely with the Leasing Manager to maintain a daily understanding of current leasing, occupancy, and availability. They will follow the company's leasing and marketing guidelines, which include greeting prospects and residents, responding to inquiries via internet and phone, conducting property tours, and following up with prospects to facilitate application and lease completion. In addition to these responsibilities, the Leasing Agent will execute the property's marketing plan and make necessary adjustments to achieve traffic and closing goals. They will maintain lease file paperwork in accordance with company policy and ensure the completion of regular lease audits. Accuracy in reporting related to leasing and marketing is essential, as is being a product and market expert. The Leasing Agent must know the unique selling features of their community and stay proficient in market trends. Daily inspections of model units are required to ensure they are in pristine condition, and any issues must be quickly remedied. The Leasing Agent will also assist with completing weekly market surveys and attend Residence Life Functions as needed.
