About the position

The Leasing Agent position at Ross Group is a full-time role based in Tulsa, OK, responsible for maintaining property rentals by effectively advertising and filling vacancies, negotiating and enforcing leases, and ensuring the security and maintenance of the premises. This role is classified as Safety Sensitive under the company's drug policy, emphasizing the importance of safety and compliance in the workplace. In this position, you will attract tenants by advertising available units, obtaining referrals from current residents, and explaining the advantages of the location and services offered. You will meet potential tenants, guiding them on tours of the available units, and providing exceptional customer service by addressing the needs and concerns of both current and prospective residents. Tenant screening is a critical part of the role, requiring you to record communication with tenants and write contracts by negotiating leases, collecting security deposits, and explaining the pet policy. Maintaining the property involves investigating and resolving tenant complaints, enforcing occupancy rules and the pet policy, and coordinating maintenance services and repairs. You will also be responsible for securing the property by establishing and enforcing precautionary policies and procedures, responding to emergencies, and performing move-in and move-out inspections. Billing tenants for damages and repairs they cause is also part of your responsibilities. To enhance the property’s appeal and profitability, you will create ideas to increase revenue and decrease expenses, identify opportunities to recruit more tenants, and collaborate with surrounding businesses to add value for tenants. Reporting is another key aspect of the role, as you will prepare reports by collecting, analyzing, and summarizing data and trends. Continuous professional development is encouraged, and you will be expected to update your job knowledge by participating in educational opportunities and maintaining professional networks.

Responsibilities

  • Attract tenants by advertising vacancies and obtaining referrals from current tenants.

  • Bill tenants for damages and repairs they caused.
  • Create ideas to increase revenue and decrease expenses.
  • Identify opportunities to recruit more tenants.

Requirements

  • Three to five years in a customer-facing role or one to two years' experience as a Leasing Agent.
  • Excellent communication and sales skills.
  • Understanding of basic real estate terms and leasing practices.
  • Familiarity with social media and traditional media.
  • Working knowledge of Microsoft Office, Microsoft Word, Excel, Outlook, and Bluebeam.
  • Ability to work flexible hours and take emergency calls.
  • Possession of a valid driver's license and insurance.
