About the position

The Leasing Agent position is a full-time role primarily located in Sulphur Springs, TX, with additional responsibilities in Tyler, TX. The main purpose of this position is to perform land-related activities essential for oil and gas exploration and development. This includes a variety of tasks such as oil and gas leasing, mineral purchasing, title curative work, well-staking, and the acquisition of easements for waterlines and well lines. The Leasing Agent will be responsible for negotiating and acquiring land agreements that align with the organization's goals, ensuring that all activities comply with applicable laws and regulations. In this role, the Leasing Agent will conduct thorough research to determine land ownership interests, including mineral ownership, and will work within the parameters set by clients regarding negotiation terms. The position requires drafting contracts to meet client requirements and preparing daily activity reports as well as special reports related to complex negotiations and damage settlements. The Leasing Agent may work both in the office and in the field, performing due diligence to ensure the accuracy of land rights and identifying any deficiencies that may require remedial action. Additionally, the Leasing Agent will serve as a liaison with landowners, addressing issues related to ownership, rights, damage claims, and access. Maintaining communication with the Project Manager or client is crucial to ensure that assignments are completed according to client procedures. The role may also involve other duties as assigned, requiring flexibility and adaptability to changing priorities.

Responsibilities

  • Research, negotiate, and acquire land agreements for oil and gas exploration, production, and development.
  • Determine various land ownership interests, including mineral ownership and the locations of such owners.
  • Work within the parameters set by the client regarding negotiation terms.
  • Draft contracts required to satisfy client requirements.
  • Prepare daily activity reports and special landman reports related to negotiations and title curative instruments.
  • Perform internal and external due diligence to ensure accuracy and completeness of land rights.
  • Serve as a liaison with landowners on ownership, rights, damage claims, and access issues.
  • Utilize established company and client policies, procedures, and processes to perform work effectively.
  • Maintain up-to-date status with the Project Manager or client to ensure assignments are completed according to procedures.
  • Perform other duties as assigned.

Requirements

  • At least three (3) years of related professional sales/business experience or a degree in Energy Land Management is required.
  • Good understanding of applicable laws, rules, regulations, procedures, terminology, and real property acquisition policies and procedures.
  • Thorough understanding of various land-related contracts and agreements.
  • Proficient in utilizing MS Office products and databases, performing online research, and reading and understanding maps.
  • Ability to plan and organize workload, adjust to changing priorities, and work well under pressure with minimal supervision.
  • Ability to work independently, plan and adhere to a schedule, and report progress timely.
  • Must be ethical and honest in dealings with landowners, clients, and the company.
  • Must be proficient in understanding the conveyance of real property.
  • Must have strong oral and written communication skills and be customer-focused.
  • Demonstrate excellent interpersonal skills to build relationships with others.
  • Exercise good judgment and has experience handling confidential information.
  • Must have excellent attention to detail.
  • Must be a member in good standing with the American Association of Professional Landmen (AAPL).
  • Ability to work autonomously and collaborate fully as a team player.
  • Ability to maintain regular attendance as per work schedule agreed with the manager.
