As a Leasing Agent at Capstone Real Estate Services, Inc., you will play a crucial role in achieving the community's revenue and occupancy goals. Your primary responsibilities will include performing all sales and leasing activities, which involve greeting and qualifying prospects, conducting community tours, and showing apartments. You will also be responsible for processing applications, conducting credit screenings, and performing criminal background checks. Additionally, you will prepare lease and move-in packages, ensuring a smooth transition for new residents during the move-in and lease signing process. You will inspect apartments prior to resident move-ins to ensure they are in move-in ready condition, coordinating with the maintenance team to address any outstanding issues. Staying informed about current market and competitor conditions is essential, as you will develop and implement both short- and long-term marketing plans to sustain occupancy. This includes following established policies related to concessions, specials, and other programs designed to boost occupancy rates. Your role will also involve designing and executing marketing activities to drive traffic to the community. This includes implementing resident referral and employer outreach programs, utilizing internet marketing tools such as Craigslist, Facebook, and email, and adhering to community-specific marketing plans and drives. You will use on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information about existing and future residents. Ensuring that the community and show units meet high standards for show quality is another key responsibility. You will conduct daily inspections of the marketing corridor and leasing tour, communicate maintenance needs to the maintenance team, and ensure that show units and amenities are physically appealing. Following up with prospects and new residents to ensure satisfaction is vital, which may involve sending emails, thank-you notes, or making phone calls to finalize leasing decisions or renewals. You will also support the community's lease renewal program by preparing renewal letters and packages, meeting with renewing residents ahead of move-out dates, and ensuring timely signing and implementation of lease renewal documents. Responding quickly and courteously to resident and client/owner concerns is essential, as is promoting a positive image of the apartment community and management company.
