About the position

The Leasing Agent plays a crucial role in assisting the Community Manager with the operations of HUD/RD or Tax Credit properties, ensuring high occupancy rates through effective outreach and resident management. This position involves coordinating business operations, managing resident applications, and maintaining compliance with housing regulations while providing excellent customer service to prospective and current residents.

Responsibilities

  • Assist Community Manager with overseeing complex operations to maintain high occupancy rates through outreach and advertisements.
  • Obtain new residents' signatures on necessary paperwork prior to move-in and orient them to the community.
  • Complete and submit timely weekly reports and maintain neat and legible records.
  • Ensure prospects complete applications and secure deposits according to company procedures and Fair Housing requirements.
  • Implement Cascade Management Inc.'s policies as outlined in the operations manual.
  • Ensure compliance with federal and state regulations related to business operations and maintain required postings in the office.
  • Show apartments, accept applications, and screen applicants to determine eligibility based on income verification and company policies.
  • Complete resident move-in sheets and ensure utilities are transferred appropriately.
  • Explain rental agreements and residency policies to residents.
  • Update availability reports and process applications for approvals, following up with applicants regarding their status.
  • Greet prospects and qualify them by covering all criteria during interactions.
  • Collaborate with the Director of Marketing to achieve marketing activities.
  • Follow up on all property inquiries and questions through preferred contact methods.
  • Maintain waiting list files for eligible applicants and records for removed/rejected applicants.
  • Collect rents, maintain petty cash, ensure proper accounting of collected monies, and make timely deposits.
  • File and maintain resident records, ensuring an adequate supply of forms and postage is available.
  • Prepare budget recommendations for the Community Manager as part of the annual budget process.
  • Promote harmonious relations among tenants, employees, owners, and the local community.
  • Enforce house rules according to company policies and maintain a pleasant demeanor at all times.
  • Make recommendations to management for improvements in company policies and practices.
  • Maintain regular and reliable attendance during scheduled hours.
  • Perform other duties as required.

Requirements

  • High school diploma or GED and one year of related experience or training, or equivalent combination of education and experience.
  • Valid Driver's License and insurance are required.
  • Ability to read and interpret documents such as safety rules and procedure manuals.
  • Ability to write routine reports and correspondence; bilingual preferred.
  • Mathematical skills to perform basic calculations and interpret data.
  • Ability to apply common sense understanding to carry out instructions in various forms.
  • Proficiency in operating basic office equipment and Microsoft Office Suite, especially Excel, Word, and Outlook.
