About the position

JCI Management is seeking a Leasing Agent for a Low-Income Housing Tax Credit (LIHTC) property located in North Austin. The ideal candidate will have experience in property management and will be responsible for hosting and managing community events and resident activities. This role requires a proactive individual who can assist the property management staff with leasing and other duties as needed. The Leasing Agent will play a crucial role in creating a welcoming environment for residents and prospective tenants, ensuring that all leasing processes are conducted smoothly and in compliance with relevant guidelines. The Leasing Agent will organize and host weekly and monthly community events and activities for residents, creating a monthly schedule of events to be distributed to them. They will also be responsible for creating flyers for resident events and coordinating their distribution. Working with vendors to plan and implement supportive services programs is also a key part of this role. Regular outreach marketing to the community is expected, along with purchasing supplies for activities and events as needed. Establishing rapport with tenants and providing personalized service is essential. The Leasing Agent must adhere to policies and procedures related to leasing and sales, which includes greeting and meeting prospective residents, conducting proper tours of the model and community, employing effective closing techniques, and following up with customers. They will process rental applications and income qualify prospects according to LIHTC program and Texas Department of Housing and Community Affairs (TDHCA) guidelines. Additionally, the Leasing Agent will prepare and execute leases in accordance with property standards and regulations, maintain a professional appearance, and communicate challenges to the Property Manager promptly. Interacting with the public, residents, and staff in a courteous manner is vital, as is remaining informed about current market developments, including competition, occupancy, rent structure, amenities, and concessions. The Leasing Agent will also handle telephone inquiries professionally and respond to email inquiries as needed, performing other duties as required by management.

Responsibilities

  • Answer telephone professionally and assist callers with inquiries and respond to email inquiries.
  • Perform other duties as required by management.

Requirements

  • High school diploma or GED
  • 1 year of property leasing experience
  • 1 year of LIHTC experience
  • Bilingual in English and Spanish (preferred)
  • Driver's License (required)
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook)
  • Experience with Yardi accounting software (strongly preferred)
  • Computer skills
