About the position

The Leasing Agent at Equity Real Estate Management (EREM) is responsible for optimizing occupancy rates by leasing units and managing lease renewals. This role involves actively selling property services, conducting site tours, and maintaining high customer service standards. The Leasing Agent will work closely with property staff to implement marketing strategies and ensure that properties are well-maintained and attractive to potential residents.

Responsibilities

  • Optimize occupancy by leasing units and maximizing an effective lease renewal program for existing residents.
  • Lease units by aggressively selling the products and services of the property.
  • Conduct site tours and demonstrate property amenities, model apartments, and available apartments.
  • Effectively handle telephone inquiries and conduct follow-up communications to prospects from site visits and other sources.
  • Work with the property staff to develop and implement sales and marketing strategies.
  • Increase property traffic levels, maintain established closing ratios, and work to achieve and exceed budgeted occupancy percentages.
  • Maintain thorough product knowledge of the property and major competition through site visits and telephone surveys.
  • Follow established policies and procedures regarding the qualification, screening, and acceptance of applicants for residency.
  • Prepare rental paperwork accurately and timely, ensuring documents are completed prior to resident move-in.
  • Maintain company customer service standards and respond to resident requests in a timely manner.
  • Maintain prospect, traffic, and leasing data and assist with other computer data entry as needed.
  • Assist in ensuring that the grounds, buildings, and units are fully functional, safe, and attractive.
  • Ensure units are ready for showing and inspect units on move-in and move-out days.
  • Assist with planning and hosting property-sponsored social functions for residents.
  • Follow all safety procedures and report any safety hazards found.
  • Make bank deposits and perform other property-related errands as requested.
  • Attend required meetings and training seminars.
  • Perform other property-related tasks assigned by the Property Manager.

Requirements

  • High school graduate or equivalent.
  • Valid driver's license.
  • 1 year of property leasing experience (required).
  • Excellent communication skills, in person and on the telephone.
  • Strong customer service orientation.
  • Ability to close a sale.
  • Ability to read and write English fluently (Spanish or other language abilities may be required).
  • Ability to accurately perform mathematical functions.
  • Basic data entry computer skills.
  • Good organizational skills.

Nice-to-haves

  • Previous leasing experience (preferred but not required).
  • Service industry experience.
