About the position

The Leasing & Marketing Manager at Trinitas Ventures is responsible for shaping a vibrant community through effective leasing strategies and marketing campaigns. This role involves mentoring a leasing team, maintaining market knowledge, and ensuring exceptional customer service to both prospective and current residents. The ideal candidate will thrive in a dynamic environment, focusing on metrics and market analysis to drive occupancy rates.

Responsibilities

  • Maintain an accurate and in-depth knowledge of all aspects of the market and community, including pricing, floor plans, amenities, availability, lease terms, and fees.
  • Oversee overall leasing efforts, including new and renewal leasing, outreach marketing, and building relationships with universities and local businesses.
  • Develop and maintain the annual marketing budget.
  • Create and implement successful marketing, outreach, and social media plans.
  • Hire and develop leasing team members, including Community Assistants and Leasing Associates.
  • Train the leasing team on all aspects of the leasing process, including property management software and sales techniques.
  • Develop, review, and monitor leasing strategies on an ongoing basis.
  • Assist with application verification and timely notification of results to prospective residents.
  • Maintain property management software daily and ensure effective follow-up.
  • Provide exceptional customer service to prospective and current residents.
  • Understand and comply with Fair Housing Laws and ensure the leasing team is compliant.

Requirements

  • High School Diploma or GED required; Bachelor's Degree in Marketing, Advertising, or Hospitality preferred.
  • Two years of experience in sales, marketing, advertising, or customer service role.
  • Minimum one year of previous experience in student housing or a comparable industry.
  • Ability to communicate effectively and professionally at various levels within the organization.
  • Experience with social media, Google Analytics, and email marketing.
  • Familiarity with Entrata, SharePoint, and Canva preferred but not required.
  • Two years of team management experience preferred but not required.
  • Knowledge of creating and implementing marketing plans and budgets.
  • Ability to manage competing and conflicting demands on time.

Nice-to-haves

  • Experience in student housing or comparable experience in a similar industry.
  • Familiarity with property management software.
