About the position

The Leasing and Marketing Specialist at Vescor Properties is responsible for implementing and overseeing property-level marketing, advertising, and community relations. This role involves working closely with the Community Manager and other management to achieve occupancy goals and enhance the property's visibility through various marketing initiatives. The specialist will also manage resident relations and ensure a welcoming environment for both current and prospective residents.

Responsibilities

• Create a positive, welcoming environment for residents and visitors while achieving occupancy goals.
• Utilize maintenance software to track service requests.
• Assist in attracting, screening, and selecting prospective residents according to regulations.
• Prepare market surveys and traffic reports.
• Manage the lease renewal process and prepare lease packages.
• Collect late rents and other dues to the property.
• Conduct move-in and move-out processes.
• Respond to incoming calls and greet residents pleasantly.
• Contact guests within 24 hours of their visit and send Thank You cards.
• Aid in executing the annual marketing plan and branding efforts.
• Implement local outreach marketing strategies and resident referral programs.
• Maintain and evaluate marketing materials for freshness and appeal.
• Provide weekly and monthly reports on marketing effectiveness.

Requirements

• High School Diploma or Equivalent.
• Marketing experience preferred.
• Proficiency in One Site preferred.
• Minimum of one-year property management experience preferred.
• Experience in affordable housing, Tax Credit, HUD, and/or Rural Development preferred.
• Excellent customer service skills.
• Strong written and oral communication skills.
• Proficient in Microsoft Office Suite and social media.

Nice-to-haves

• Experience in property management software.
• Knowledge of local market trends and demographics.
