About the position

The Leasing/Assistant Property Manager at Goldelm Capital LLC is responsible for supporting the Community Manager in the daily operations of the property. This role focuses on maximizing income opportunities, ensuring financial responsibilities are met, and maintaining high standards of customer service. The position requires a commitment to integrity and delivering world-class service to residents.

Responsibilities

  • Assist the Community Manager in creating and maximizing income opportunities through effective management of community operations.
  • Make recommendations to enhance the bottom line performance of the community.
  • Ensure adherence to all policies regarding financial responsibilities.
  • Administer late and non-sufficient check charges.
  • Ensure accuracy and timeliness of bank deposits and computer data.
  • Generate weekly reports on property performance.
  • Schedule necessary repairs and make-ready activities.
  • Supervise all on-site personnel in the absence of the Community Manager.
  • Assist with rent collections, striving for zero delinquencies each month.
  • Assist with community inspections and maintain the make-ready process.
  • Prepare a monthly financial Delinquency Report.
  • Consistently attempt to collect 'bad debt' prior to being written off.
  • Perform other duties as assigned.

Requirements

  • High school diploma or GED required.
  • Professional knowledge of business discipline.
  • Experience in property leasing and management preferred.
  • Understanding of Fair Housing regulations.
  • Sales experience is a plus.

Nice-to-haves

  • Rent Manager experience preferred.
