About the position

The Leasing Consultant/Administrative Assistant plays a crucial role in managing the leasing process for student housing communities. This position involves interacting with prospective and current residents to ensure maximum occupancy, maintaining communication throughout the tenancy, and handling all leasing paperwork. The role requires a blend of customer service, administrative skills, and knowledge of leasing policies and community standards.

Responsibilities

  • Greets all leasing visitors and determines if the community meets the potential renters' qualifications.
  • Provides information about the apartments and the community to prospective renters and schedules tours of the community.
  • Accurately prepares and assists with all leasing paperwork including applications, lease agreements, and background checks.
  • Effectively explains all lease and community policies to new and current residents.
  • Collects security deposits, rent, and all other fees associated with leasing business.
  • Maintains an accurate knowledge of all aspects of the community, including rent and pricing information, vacancies, and lease expirations.
  • Completes market surveys as requested by the Property Manager and monitors area trends.
  • Maintains a friendly working relationship with the leasing staff of neighboring communities.
  • Monitors current and future vacancies to proactively react to future occupancy needs.
  • Analyzes concerns with apartments that are slow to lease and offers recommendations to the Property Manager.
  • Inspects vacant apartments regularly to ensure they remain show-ready.
  • Supports the overall marketing efforts of the Property Manager and offers input on promotions and advertisements.
  • Regularly prepares and posts to social media accounts on behalf of the community.
  • Assists in implementing resident retention and renewal programs.
  • Develops rapport with the local business community and residential community.
  • Responsible for leasing apartments at an acceptable percent of total prospects as determined by the Property Manager.
  • Understands and complies with Fair Housing Laws.
  • Assures curb appeal and community appearance is acceptable by conducting inspections and creating service orders for repairs.
  • Communicates with all residents in a friendly and professional manner and conducts follow-up activities to maintain positive relationships.
  • Enters and tracks all payables and maintains rental accounts in the software program.
  • Assists with all aspects of turnover, including inspections, service orders, and scheduling subcontractors.
  • Accompanies vendors and subcontractors to the property as needed.
  • Maintains the cleanliness of the rental office weekly.
  • Maintains open communication with the Property Manager and coworkers.

Requirements

  • 1+ year experience leasing
  • 2+ years experience in customer service
  • Excellent communication skills
  • Strong customer service skills and professional phone manner
  • Excellent organizational skills with the ability to prioritize and work effectively on multiple tasks
  • Proficiency with Microsoft Word, Excel, and Outlook
  • Proficiency with various social media platforms
  • Ability to walk apartments and grounds, including stairs
  • Occasionally requires lifting 30 pounds or less
  • Valid driver's license required
  • Reliable transportation and proof of insurance

Nice-to-haves

  • Experience with property management software
