About the position

The Leasing Consultant is responsible for achieving leasing goals at the property by engaging with prospective residents, showcasing community features, and securing lease agreements. This role emphasizes creating a welcoming environment and adhering to Thrive's values and policies, particularly in relation to affordable housing programs. The position requires a blend of customer service, marketing, and administrative skills to effectively manage leasing operations and enhance resident satisfaction.

Responsibilities

  • Maintain a professional and friendly atmosphere in the leasing office.
  • Inspect models and market-ready vacancies daily to ensure cleanliness.
  • Conduct business in accordance with Thrive policies, Fair Housing, and other relevant laws.
  • Answer incoming phone calls and handle inquiries appropriately.
  • Greet prospective residents, qualify their needs, and present community features.
  • Maintain awareness of local market conditions and contribute marketing ideas.
  • Complete lease applications and assist with application verification.
  • Ensure lease applications meet affordability requirements.
  • Complete all lease paperwork and accept rents and deposits in compliance with regulations.
  • Physically inspect the property and report service needs to maintenance staff.
  • Organize and file reports, leases, and paperwork as needed.
  • Attend property and Thrive trainings and meetings as requested.

Requirements

  • Experience with affordable housing programs such as LIHTC, MFTE, or Section 8 preferred.
  • National Apartment Leasing Professional (NALP) certification desired.
  • Strong customer service experience is essential.
  • Familiarity with Yardi/CRM and Onsite software is desired.
  • Excellent customer service, sales, and closing skills are required.
  • Ability to work in a fast-paced, customer service-oriented environment.
  • Strong time management, organizational, and prioritization skills.

Nice-to-haves

  • Experience in a similar leasing role is preferred.
  • Proficient in Microsoft Word, Outlook, and Excel.
  • Ability to communicate effectively and build trust with diverse populations.
