About the position

The Leasing Consultant Agent is a customer service specialist responsible for managing the leasing process within a community. This role serves as the first point of contact for prospective residents, providing excellent customer service and ensuring a smooth leasing experience. Key responsibilities include answering calls, scheduling appointments, showing apartments, and assisting with lease documentation.

Responsibilities

  • Answer telephones with appropriate Integral greeting established in Standardization Guide.
  • Handle telephone calls from prospective residents and document calls via a guest card in ILM if applicable.
  • Check the previous night's CallMax messages every morning and ensure all messages are reviewed and returned before 10am daily.
  • Retrieve leads in ILM daily and take appropriate action to clear Lead and Prospect boards within 48 hours.
  • Greet prospective residents and guests with appropriate Integral greeting established in Standardization Guide.
  • Daily check of all model and market ready apartment homes for show readiness and take appropriate action to clean any units found to be insufficient for show.
  • Show model and market ready apartment homes.
  • Offer to schedule an appointment for a live virtual tour and follow up with potential residents.
  • Ensure guests and residents are informed about customer feedback opportunities.
  • Assist prospective residents with the completion of the application and check for completeness.
  • Verify application information as needed and make recommendations to the Community Manager about applicant qualifications.
  • Complete Lease Documents and deliver to Community Manager for review and signature within 24 hours of move-in date.
  • Make appropriate entries in Yardi and/or status reports in real time, daily.
  • Complete all move-in details and conduct apartment move-in inspection with the new resident.
  • Initiate Yardi information including lease dates, rent amounts, and required deposits or fees.
  • Notify residents prior to lease expiration of options to renew and complete lease renewal paperwork.
  • Handle telephone calls from residents concerning service requests and enter new service requests in Yardi.
  • Review and print daily pricing from LRO and update Market Rents in LRO every Tuesday.
  • Daily cleaning of Leasing Office and setup of marketing collateral.

Requirements

  • Prefer one to two years of leasing/sales and/or customer service experience.
  • Experience in dealing with customers or the general public.
  • High School Diploma or GED required; business school, college, marketing or other accredited courses in sales and marketing preferred.
  • Proficient in MS Office Suite.
  • High energy with a positive attitude, and people-oriented.
  • Able to communicate clearly and effectively (by telephone and written correspondence).
  • Must have a professional demeanor and image.

Nice-to-haves

  • Experience with Yardi software is a plus.
  • Knowledge of leasing and property management best practices.
