About the position

The Leasing Consultant meets with prospective residents to identify their housing needs and determine eligibility based on established criteria. They show vacant and model suites and property amenities, quote established rental rates and promotions, and follow up with leads. The role involves collecting funds related to applications, security deposits, and rentals, as well as managing internet leads. The consultant completes the applicant screening process, prepares leases and related documents, and maintains lease records. They ensure apartments are ready for occupancy and distribute necessary paperwork at lease signing. The consultant also maintains knowledge of marketing and leasing techniques, assists with resident retention, and provides ongoing customer service to residents after moving in.

Responsibilities

  • Meet with prospective residents and identify their housing needs.
  • Interview prospective residents to determine eligibility based on established criteria.
  • Show vacant and model suites and property amenities.
  • Quote established rental rates and promotions.
  • Make follow-up calls and send follow-up literature.
  • Collect funds related to applications, security deposits, and rentals.
  • Manage all internet leads and ensure proper follow-up.
  • Complete the applicant screening process and prepare appropriate correspondence.
  • Prepare leases and related leasing addendums.
  • Maintain lease records and files.
  • Maintain property waiting list and other updates to various records and reports.
  • Support and ensure timely input and full utilization of on-site property management software.
  • Inspect apartments to ensure they are ready for occupancy.
  • Distribute keys, move-in packages, and safety videos at lease signing.
  • Maintain current knowledge of marketing and leasing techniques.
  • Seek out new residents through outreach and direct marketing.
  • Assist with resident retention and provide ongoing customer service.

Requirements

  • High School Diploma/GED required.
  • Associate Degree in Customer Service/Hospitality preferred.
  • 1-2 years of experience in Leasing or Sales required.
  • Valid driver's license may be required depending on property needs.
  • Skills required include knowledge of fair housing laws, affordable housing programs, Microsoft Office, personal accountability, persuasiveness, and customer service.
  • One-Site experience preferred.
