About the position

The Leasing Consultant meets with prospective residents, identifies their housing needs, interviews them to determine eligibility based on established criteria, shows vacant and model suites and property amenities based on established techniques specified by the company. They quote established rental rates and promotions, make follow-up calls, send follow-up literature, and pursue rental status. The consultant collects funds related to applications, security deposits, and rentals, and is required to manage all internet leads and proper follow-up. They complete the applicant screening process and prepare appropriate correspondence based upon the results. Additionally, they prepare leases and related leasing addendums, maintain lease records and files, and manage the property waiting list and other updates to various records and reports in accordance with policy and procedures, applicable affordable housing programs, and HUD/Agency regulations. The consultant supports and ensures timely input, proper use, and full utilization of on-site PC-based property management software for leasing data. They ensure apartments are ready for occupancy by inspecting, placing move-in products, and making last-minute touches when necessary. They distribute keys, move-in packages, safety videos, and other appropriate paperwork at the time of lease signing. The consultant maintains current knowledge of marketing and leasing techniques, strives to attain affirmative marketing goals, and seeks out new residents through outreach, direct marketing, cold calling, distributing literature, and contacting government, social, religious, and community organizations in selected target areas. They also assist with resident retention, provide ongoing customer service to residents after moving in, process work order requests, handle package collection, and assist with the day-to-day operations of the property and resident satisfaction.

Requirements

  • High School Diploma/GED required.
  • Associate Degree in Customer Service/Hospitality preferred.
  • 1-2 years of required experience in Leasing or Sales.
  • Valid driver's license may be required depending on property needs.
  • Skills required include fair housing laws, affordable housing programs, Microsoft Office, personal accountability, persuasiveness, and customer service.
  • One-Site experience preferred.
  • Up to 10% travel required.
