Hanover Company is looking for experienced Leasing Consultants for their luxury apartment communities in Houston. The Leasing Consultants assist with tasks associated with managing and overseeing the property operations at the site level. This role involves general leasing duties, including customer interaction, ensuring all activity is recorded, and proper steps are followed. The Leasing Consultant will manage the Dashboard in the management software to ensure all follow-ups, requested contacts, and pending interactions are addressed daily or as needed. In addition to leasing duties, the Leasing Consultant will establish rapport and marketing relationships with major corporations, local businesses, preferred employers, and other related companies to remain competitive in the market. They will acquire extensive knowledge of the Rental Application, Rental Agreement (Lease), Rules and Regulations, and other Lease Documents as required by state or local ordinance to discuss in detail with new residents. All documents should be processed prior to move-in with the Property Manager's final approval of all screening and documents. The Leasing Consultant will also prepare and forecast all advertising materials needed with the Property Manager's direction, acquiring extensive knowledge of the property, market conditions, and competition's rental rates, concessions, occupancy, and leased percentages. They will assist the Property Manager in maintaining the property's overall curb appeal and appearance by inspecting compliance in line with the Tour Route Readiness Standard. This includes walking available units, models, and the tour path daily to ensure a perfect product and reporting any liability problems noticed immediately. Resident interaction is a key part of this role, including assisting with renewals, transfers, or move-outs. The Leasing Consultant will maintain a resident retention plan by contacting lease renewals at least 60 days in advance and using the renewal spreadsheet for these purposes. They will also maintain resident relations programs as defined by supervisors, ensuring required monthly resident events meet or exceed expectations for social media content, survey responses, and online reputation. The role requires striving for Five by meeting the required expectations for secret shops, both individually and by assisting the Property Manager with team compliance. Additionally, the Leasing Consultant will review and respond to inquiries from the Global Service and Support Team to improve overall property operations and adhere to the reporting schedule as identified by the Regional Manager, Property Manager, Accounting, and other necessary departments to meet Management and Equity Partner requirements. Finally, they will perform any and all duties called upon by supervisors to ensure that the property operates efficiently and economically, representing the property and Hanover professionally through dress and behavior.
