About the position

WinnCompanies is looking for a Leasing Manager II to join our team at Orchard Place Apartments, a 550-unit affordable housing community located in Rochester, NY. In this role, you will manage the day-to-day leasing and marketing operations within properties of 350+ units at a singular location at multiple locations. You will supervise Leasing Professionals and oversee the functions of apartment rentals, move-ins, and lease renewals. As a Leasing Manager, you will deliver customer service that exceeds expectations to customers, residents, and clients while maintaining budgeted occupancy at the highest attainable rents at all times. This opportunity offers a pay rate of $29.00 per hour. In this position, you will be responsible for the management of 3 or more direct reports in the leasing, marketing, and/or resident services function, including accountability over hiring, training/development, and performance management. You will lead the development and implementation of marketing and leasing strategies, materials, policies, plans, and procedures specific to the property as required. Interacting directly with prospective and current residents will be crucial to achieving maximum occupancy. You will generate and manage traffic, conduct property tours, lease apartments, qualify prospects, follow up on leads, prepare lease documentation, complete move-in paperwork, maintain applicable databases, and ensure property interior and exterior areas are to standard. Additionally, you will be responsible for executing and ensuring all marketing documents, supplies, reports, advertisements, and web content are current and updated as necessary for assigned properties, based on property, regional, or corporate initiatives. Cultivating relationships with area businesses, employers, and real estate brokers to generate new business, as well as remaining current with local events and hiring trends that may impact the property, will be part of your duties. You will also deliver customer service that exceeds expectations for new and current residents, educate and implement WinnCompanies programs, processes, and policies to residents, and review, prioritize, and distribute resident service requests as required. Coordinating and overseeing resident retention activities and events within budgeted guidelines will also be part of your responsibilities. You will maintain knowledge and understanding of current and sub-markets, including competitors and customer demographics, identify pricing trends to stay competitive in the market for both new leases and renewals, and present pricing strategies to your supervisor for approval to implement. Staying up to date with any/all Federal, State, and/or other regulatory requirements and programs is essential.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of related work experience.
  • 1-3 years of supervisory/management experience.
  • Experience with computer systems, particularly Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills, positive attitude, and a strong work ethic.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Ability to adapt successfully to changing situations and environments.
  • Ability to multi-task and work in a fast-paced environment.
  • Excellent organizational skills.
