The Leasing Manager at Letterman Greensboro Apartments is a pivotal role responsible for overseeing all aspects of leasing and marketing at the property. This position requires a close collaboration with the Community Manager to set leasing goals and develop a strategic marketing plan aimed at achieving budgeted occupancy levels. The Leasing Manager will lead the leasing team effectively, ensuring that leasing, marketing, and resident relations are handled positively and efficiently. In this role, the Leasing Manager will implement effective leasing techniques to secure closures, ensure follow-up procedures are met, and maintain accurate reporting systems. A critical part of the job involves auditing lease files to ensure compliance with company policies and procedures. The Leasing Manager will also address resident complaints and concerns, ensuring high levels of resident satisfaction. Additionally, the development and implementation of resident retention programs, such as community events and promotions, will be a key responsibility. Marketing efforts will also fall under the Leasing Manager's purview, including assisting in the development of the annual marketing plan and budget, implementing marketing campaigns, and monitoring leasing and renewal progress. The Leasing Manager will supervise leasing and renewal events, maintain thorough knowledge of the property and its competition, and complete weekly market survey reports to stay informed about market conditions. Personnel management is another essential aspect of this role. The Leasing Manager will assist the Community Manager in screening, hiring, training, and developing on-site staff, ensuring that staff performance aligns with company standards. Promoting a harmonious work environment and ensuring compliance with company policies will be crucial for maintaining a productive team. Administrative responsibilities include managing customer service excellence, monitoring service request turnaround times, and ensuring the property is well-maintained. Regular property inspections and tours will be necessary to ensure repairs are noted and completed promptly. The Leasing Manager will also be responsible for planning and utilizing property resources economically, including obtaining bids and pricing from vendors and contractors.
