About the position

The Leasing Manager plays a crucial role in the property management team, serving as the heart and soul of the leasing operations. This position is responsible for overseeing all aspects of leasing and marketing at the property, ensuring that the leasing goals align with the overall strategic marketing plan developed in collaboration with the Property Manager. The Leasing Manager is tasked with leading the leasing team effectively, driving successful leasing outcomes, enhancing marketing efforts, and fostering positive resident relations. In terms of leasing responsibilities, the Leasing Manager conducts property tours, actively pursues the closure of each sale, and ensures that all leasing paperwork is completed accurately with prospective residents. This role also involves assisting leasing agents in closing sales when necessary and ensuring that the leasing techniques employed by the staff are effective. The Leasing Manager is responsible for maintaining the leasing office, ensuring that lease documents and marketing materials are current and compliant with company policies. Additionally, the Leasing Manager addresses resident complaints and concerns, ensuring high levels of resident satisfaction, and develops resident retention programs to enhance community engagement. From a marketing perspective, the Leasing Manager assists in the development of the annual marketing plan and budget, implements marketing strategies, and monitors leasing and renewal progress. This includes planning and executing leasing and renewal events, maintaining thorough knowledge of the property and its competition, and completing weekly market survey reports to inform strategic decisions. On the personnel side, the Leasing Manager is responsible for hiring and training leasing staff, ensuring they understand and execute company policies effectively. This includes providing motivation and oversight to meet sales goals, training the leasing team on best practices, and promoting a harmonious work environment. The Leasing Manager also plays a key role in administrative functions, managing customer service quality, monitoring maintenance responsiveness, and ensuring the property is well-maintained and visually appealing.

Responsibilities

  • Conduct tours and diligently pursue the close of each sale.
  • Perform follow-ups and complete leasing paperwork with prospective residents.
  • Assist leasing agents with completing the sale if necessary.
  • Ensure staff leasing techniques are effective in obtaining closure and follow-up procedures are met.
  • Administer and review all lease paperwork and audit lease files for compliance.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs such as functions and newsletters.
  • Assist in developing the annual marketing plan and budget.
  • Implement marketing efforts and outreach campaigns to generate traffic.
  • Monitor leasing and renewal progress, focusing on areas needing additional support.
  • Supervise the planning and implementation of leasing and renewal events.
  • Maintain thorough product knowledge of the property and competition.
  • Utilize established sales and marketing strategies to increase property traffic.
  • Hire and train leasing staff, ensuring understanding of company policies.
  • Provide motivation and oversee daily sales goals for the leasing team.
  • Train and supervise leasing team on conducting tours and completing paperwork.
  • Assist Property Manager in screening, hiring, and training on-site staff.
  • Promote harmony and quality job performance among staff.
  • Manage customer service and monitor service request turnaround.
  • Maintain property appearance and ensure timely repairs are noted and completed.
  • Plan and utilize property resources and supplies economically.

Requirements

  • 1 to 3 years prior leasing and property management experience.
  • 1 year previous customer service related experience (e.g., retail sales, real estate sales, hospitality).
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
