About the position

The Leasing Project Manager (LPM) plays a crucial role in the internal coordination and processing of new colocation applications within Vertical Bridge. This position requires close collaboration with Regional Leasing Managers (RLM) and Regional Operations Managers (ROM) to ensure that all aspects of colocation projects are managed effectively from initiation through to completion. The LPM is responsible for overseeing documentation, data entry, and the ongoing management of existing tenant leases and amendments, ensuring that all processes are executed smoothly and efficiently. In this role, the LPM will work directly with the RLM to address inquiries related to new colocations or modifications on Vertical Bridge sites. The position involves coordinating and participating in all colocation project activities, engaging both internal and external resources to facilitate project success. The LPM will establish and maintain daily project plans and schedules, ensuring that all stakeholders, including tenants, are kept informed and engaged throughout the project lifecycle. Effective communication is a key component of this role, as the LPM will handle day-to-day tenant and internal communications, both written and verbal. Building and nurturing client relationships is essential, as the LPM will need to identify client requirements, anticipate potential issues, and resolve problems proactively. The LPM will also monitor project metrics using tracking tools and reports, initiating and conducting necessary meetings to keep projects on schedule and address any emerging challenges. Additionally, the LPM will be responsible for ensuring the accuracy of tenant leases and documentation, managing existing leases, and coordinating any necessary corrections or amendments. This role requires a detail-oriented individual who can work collaboratively with various internal resources to ensure proper processing and interpretation of tenant leases and documentation. The LPM will also assist tenants in resolving any lease-related concerns or issues as they arise, contributing to a positive client experience.

Responsibilities

  • Work with RLM as required with inquiries to initiate new colocations or modifications on Vertical Bridge sites
  • Coordinate/participate with all the colocation project activities with internal and external resources from project start to completion
  • Establish and maintain daily project plans and schedules; work directly with RLM, ROM and tenant as may be required with support from internal and external resources
  • Handle day to day project level tenant and internal communications - both written and verbal
  • Develop and nurture client relationship by identifying requirements, anticipating, and resolving problems
  • Monitor and communicate metrics with tracking tools and reports
  • Initiate and conduct necessary meetings/calls to keep project on schedule with early problem detection and resolution
  • Working with the project team to ensure completion of all project related items including application, document receipt, structural analysis, execution of documents and filing
  • Recheck all tenant leases and documentation on completion, review and coordinate any requirement for correction and documentation
  • Ensure all data on new tenant application and project deal fields are entered correctly
  • Manage existing leases (renewals and recontracts) and related activities including escalators, internal documentation requests, amendments, and on-going site data entry
  • Work with all internal resources to ensure proper processing, interpretation and access to tenant leases and documentation
  • As required, work with tenants in resolution of any lease concerns/issues
  • Perform other duties as assigned by the VP of Lease Administration

Requirements

  • Bachelor's degree strongly preferred or equivalent combination of education and experience in business or another related field
  • Minimum 2 years paralegal certificate or equivalent experience with focus on Real Estate
  • Minimum 3 - 5 years of experience in wireless communication or Real Estate required
  • Minimum two years of experience producing and working with legal documents preferred
  • Proficient user of Excel and other MS Office suite products
  • Excellent client and vendor relationship skills
  • Ability to prioritize, time manage and multi-task with limited supervision and under firm deadlines
  • Effective in an entrepreneurial culture, working independently and as part of a team
