About the position

The Leasing Specialist/Assistant Property Manager will act as a leasing agent and support the Property Manager in various tasks related to leasing and resident management. This role involves direct interaction with applicants and residents, assisting with their needs, and ensuring a smooth leasing process. The position requires maintaining communication with various stakeholders, including the Property Manager, Maintenance Manager, and contractors, while also being responsible for the organization and management of leasing applications and resident information.

Responsibilities

  • Assist with marketing and showings of properties.
  • Review applications and screen prospective residents.
  • Prepare Section 8 voucher paperwork.
  • Organize all applications and provide updates when requested.
  • Meet daily with the Acting Property Manager and Maintenance Manager to update the vacancy log.
  • Prepare Move-in Files for new residents.
  • Ensure Welcome Packages are available and up to date.
  • Request key sets to be ready for move-ins and follow up with Maintenance.
  • Change resident's status in the computer system when a 30-day notice is provided and keep a copy in the tenant file.
  • Send lease renewals for market and subsidized units 60 days prior to renewal date.
  • Update lease charges for self-renewing leases.
  • Add work orders to the system through the Maintenance App during property visits.
  • Request scheduling of pest control services when necessary.
  • Sell parking stickers to residents if needed.
  • Draft notices to residents and provide complete leasing information to prospective residents.
  • Offer low-income applications to rejected applicants without Section 8 vouchers.
  • Provide support at the front desk when the Admin Assistant is unavailable.

Requirements

  • Bachelor's degree or equivalent work experience.
  • Customer service experience.
  • Detail-oriented with a positive attitude.
  • Eager to learn and build intellectual capital in a fast-moving work environment.
  • Exceptional organizational and communication skills.
  • Ability to interact with a wide range of people from diverse cultures.
  • Ability to conduct business over the phone.
  • Sensitivity and understanding regarding the needs of residents.
  • Ability to work under pressure and with persons of diverse backgrounds.
  • Ability to work some evenings or weekends as needed.
