About the position

The Leasing Specialist serves as the primary point of contact between prospective residents and the property management team, ensuring exceptional service and support. This role involves managing leasing processes, maintaining property appeal, and fostering resident retention while adhering to community goals and policies.

Responsibilities

  • Completes lease forms or agreements and collects rental deposits.
  • Ensures model and target apartments are ready for show and maintains a clean work area.
  • Maintains awareness of the property's curb appeal.
  • Possesses thorough knowledge of lease terms, specifications, and community policies.
  • Utilizes effective telephone and sales techniques.
  • Stays informed of current market conditions and rental rates.
  • Maintains contact with apartment locator services and local businesses for informational material.
  • Conducts competitive property shopping.
  • Develops knowledge of application information and screening processes.
  • Conducts outreach marketing at least once per week.
  • Maintains an ongoing resident retention program under the Property Manager's direction.
  • Plays an active role in the renewal process.
  • Maintains and updates resident and property files.
  • Processes administrative forms and reports efficiently and timely.
  • Reports unusual circumstances regarding the property or residents.
  • Handles resident requests and complaints courteously and efficiently.
  • Maintains a professional appearance and attitude at all times.
  • Seeks educational opportunities for personal growth and development.
  • Assists the Assistant Manager in collecting delinquent rents.
  • Participates in planned resident activities.
  • Performs other tasks as assigned by the supervisor.

Requirements

  • High School diploma or equivalent required; college degree is a plus.
  • Ability to fluently read and write in English.
  • Ability to perform intermediate mathematical functions and use on-site resident management software.
  • No specific previous experience required.

Nice-to-haves

  • Experience in sales is preferred but not mandatory.
  • Basic computer and Internet knowledge; expanded knowledge of Internet marketing is a plus.
  • Intermediate knowledge of MS Word and Excel; proficiency with Outlook.
