About The Position

The Leasing Specialist at Milhaus is responsible for managing all aspects of apartment leasing, with a focus on generating cash flow, maintaining positive resident relations, and ensuring resident retention. This role involves direct communication with potential residents, conducting property tours, processing applications, and collaborating with the Property Manager to uphold property operations and marketing efforts.

Requirements

  • Minimum two years of progressively responsible sales related experience.
  • High school diploma or equivalent.
  • Valid Driver's License.
  • Reliable private transportation.
  • Demonstrated excellence in producing promotional materials.
  • Ability to meet the public with courtesy, tact, and poise.
  • Computer skills sufficient to enter daily operations data into the computer.
  • Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations.

Responsibilities

  • Perform all functions related to residency inquiries including telephone and in-person inquiries and maintaining records of the inquiries.
  • Conduct apartment and general property tours, greet future residents, take applications and deposits while verifying information, and follow up with future residents.
  • Furnish and explain written material and applications to prospective residents.
  • Screen, interview, and notify applicants of their acceptance or denial as residents in accordance with company procedures and Equal Housing Opportunity requirements.
  • Conduct marketing surveys and make marketing recommendations based on an analysis of the surveys.
  • Assist with composing flyers and other media material for promoting residency.
  • Create and develop promotional ideas and materials.
  • Assist the Property Manager in maintaining all aspects of property operations.
  • Ensure the office, business center, clubhouse, models, target apartments, and market-ready apartments are in perfect condition.
  • Physically inspect property, pick up litter, and report any service needs to maintenance staff.
  • Inspect move-outs and vacancies.
  • Make community contacts with employers, real estate agencies, and others as part of the corporate and community outreach program.
  • Accept checks, money orders, and certified checks for daily deposits.
  • Report any property loss or liability-related incidents to the appropriate parties in a timely fashion.
  • Comply with all local, state, and federal regulations as well as all company policies and procedures.
