As a Leasing Specialist, you will play a crucial role in the day-to-day operations of the property, ensuring customer satisfaction, fiscal stability, and maintaining the physical condition of the property. In this position, you will assist with leasing efforts to achieve full lease-up and maintain high occupancy levels. This includes managing the mailing of renewal offers, logging responses, and overseeing property availability. You will also be responsible for ensuring accurate records of availability that align with lease renewal reports. The role requires you to approve, enter, and present all rental applications to the General Manager for execution, as well as manage property licenses and the renewal process in collaboration with legal counsel and the city. Additionally, you will assist with the check-out process to ensure compliance with final account statement requirements, which includes accepting keys from departing residents and inspecting vacated units. Your responsibilities will also involve investigating and responding to resident concerns and complaints in a timely manner, fostering good public relations, and reporting to the General Manager. You will prepare weekly reports related to the property's performance and assist in developing and implementing advertising and marketing programs to enhance the property's market position. Maintaining courteous communication with residents, applicants, employees, and vendors is essential, along with performing general administrative duties such as filing and typing.

Responsibilities

  • Assist with the day-to-day operations of the property to ensure customer satisfaction, fiscal stability, and good physical condition.
  • Assist with leasing efforts to ensure full lease-up and maintenance of high occupancy levels, including mailing renewal offers and logging responses.
  • Manage property availability and ensure accurate records compatible with lease renewal reports.
  • Approve, enter, and present all rental applications to the General Manager for execution.
  • Manage property licenses and the renewal process by liaising with legal counsel and the city.
  • Assist with the check-out process to ensure compliance with final account statement requirements, including accepting keys and performing inspections of vacated units.
  • Ensure accuracy and efficiency in leases and resident check-ins.
  • Investigate and respond to resident concerns and complaints in a timely manner, fostering good public relations.
  • Assist in the preparation of weekly reports related to the property's performance as required.
  • Assist in the development and implementation of advertising and marketing programs to position the property in the marketplace.
  • Assist in the development and implementation of resident retention programs.
  • Maintain courteous communication with residents, applicants, employees, and vendors.
  • Answer telephones as needed.
  • Perform general administrative duties such as filing and typing.

Requirements

  • Bachelor's degree or equivalent combination of education and experience.
  • First Aid/CPR certification or willingness to obtain.
  • Valid driver's license and current automobile insurance is preferred.
  • Ability to operate fax machine, copier, telephone, personal computer, typewriter, calculator, adding machine, key machine, key card system, and vacuum.
  • Computer skills and math ability.
  • Accurate typing and record keeping.
  • Proficient in Microsoft Word, Excel, and Outlook.
  • Knowledge of Entrata is preferred.
  • Accurate in numerical analysis and transfer of related data.
  • Accurate in preparation of documents to ensure grammatical and legal correctness.
  • Knowledge of and adherence to all federal, state, and local laws.
  • Ability to follow through with all necessary paperwork and ensure all deadlines are met.
  • Demonstrate a positive, professional, and enthusiastic attitude at all times.
  • Excellent customer service skills.
  • Ability to communicate effectively and professionally while operating in a fast-paced environment.
