About the position

The Leasing Specialist plays a crucial role in maintaining optimum occupancy levels by leasing apartments and renewing existing leases. The role involves direct interaction with prospective and current residents, ensuring a positive leasing experience and maintaining strong resident relations.

Responsibilities

• Lease apartments and achieve optimum occupancy.
• Convert telephone inquiries into appointments.
• Conduct tours of the community with prospective residents.
• Send thank-you notes to prospective residents after tours.
• Pre-qualify applicants for leasing.
• Review pending applications for approval.
• Notify applicants about the status of their applications.
• Facilitate the move-in process for new residents.
• Review all necessary paperwork with new residents during move-in.
• Accept payments as determined by the Assistant Manager.
• Complete all lease paperwork accurately and timely, including applications and credit checks.
• Deliver move-in gifts and inspect units prior to move-in.
• Issue keys to new residents.
• Renew current resident leases and notify them about lease expirations.
• Review new lease terms with residents.
• Complete move-out paperwork accurately and timely for vacating residents.
• Retrieve all keys and passes from residents upon move-out.
• Assist current residents with concerns to minimize problems.
• Maintain positive resident relations and attend resident functions.
• Perform general office duties such as typing, filing, and answering phones.
• Complete quality control procedures as directed by the supervisor.
• Perform additional duties or projects as assigned.

Requirements

• Minimum 1 year of experience in a service or sales-related industry.
• Ability to communicate effectively and professionally with residents and team members.
• Self-motivated with a positive personality and sales motivation.
• Professional appearance and grooming at all times.
• Ability to walk up and down stairs to show apartments.
• Ability to lift no more than 25 pounds, seeking assistance for heavier items.
• Valid driver's license and current auto insurance may be required.
• Ability to work a 40-hour work week.
