About the position

The Property Manager at PURE Property Management is responsible for overseeing all aspects of property operations. This role is crucial in ensuring that the company meets its objectives while aligning with the goals set by property owners. The Property Manager will work to maximize occupancy levels and enhance property values through effective management and coordination of resources, activities, and personnel. The position requires adherence to various laws and regulations, including Fair Housing and the Americans with Disabilities Act, ensuring that all business is conducted in compliance with these standards. In this role, the Property Manager will be tasked with reviewing and approving invoices, coordinating with property owners to secure necessary funds for payments, and monitoring the delinquency status of monthly rents. The manager will also be responsible for sending demand letters, issuing notices, and initiating eviction actions when necessary. Communication with maintenance teams is essential, as the Property Manager must stay informed about ongoing maintenance activities and keep property owners updated. The Property Manager will also assist owners with inquiries regarding financial statements, ensure that lease files are complete, and maintain accurate records of management activities. Regular property inspections are required to ensure compliance with management agreements, and the manager will conduct market surveys to provide feedback on property pricing and competition. Additionally, the Property Manager will show available properties to prospective tenants and facilitate lease renewals, ensuring a smooth transition for both owners and tenants.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and applicable state statutes.
  • Review and approve all invoices and coordinate with property owners for necessary funds.
  • Monitor delinquency status of monthly rents and communicate with owners as appropriate.
  • Send demand letters, issue notices, initiate eviction actions, and make court appearances as necessary.
  • Communicate with maintenance team members and keep informed about maintenance activities at properties.
  • Participate in the application approval process as needed.
  • Assist owners with questions regarding financial statements.
  • Ensure lease files are complete and executed properly.
  • Maintain records on all aspects of management activity on a daily, weekly, and monthly basis.
  • Physically walk and inspect properties as needed.
  • Secure owner's approval prior to ordering maintenance or repairs exceeding the repair limit in the management agreement.
  • Ensure accurate security deposit dispositions in accordance with state laws.
  • Conduct market surveys and provide feedback on property pricing.
  • Shop competition and stay aware of neighborhood market conditions.
  • Show available properties to prospective tenants and negotiate lease terms.
  • Facilitate the lease renewal process.

Requirements

  • Valid Driver's License in CA
  • Valid real estate salesperson license in the state of CA
  • Single-Family Residential Property Management Experience
  • 2-3 years Residential Property Management Experience
