About the position

As the Community Association Manager for a luxury high-rise, you will serve as the primary liaison between the client, KW Property Management, and internal support staff. This role is essential for managing and operating the community, ensuring that all functions are executed with professionalism and competence. You will work closely with the Association Board of Directors and/or the Developer to facilitate solutions to community issues, requiring strong management, customer service, and supervisory skills. Your responsibilities will include preparing annual budgets, analyzing financial statements, maintaining accurate property records, and supervising on-site team members. You will also be responsible for establishing collaborative relationships with various stakeholders, including residents, owners, and vendors, while ensuring compliance with state regulations and community policies. The position demands a proactive approach to service delivery, with a focus on continuous improvement and adherence to the company's standards and values.

Responsibilities

  • Act as the primary coordinator for assigned properties to meet and exceed property management obligations.
  • Prepare annual budgets for the association and analyze monthly financial statements.
  • Maintain complete and accurate property files and records, coordinating with headquarters support staff.
  • Supervise on-site team members and evaluate service needs and performance in maintenance and management.
  • Establish and maintain collaborative working relationships with coworkers and project team members.
  • Initiate contact with new resident representatives to coordinate the move-in process and provide orientation.
  • Respond to phone calls and correspondence in a timely and professional manner.
  • Create management reports detailing administrative items, financial overviews, and project progress.
  • Monitor contracts and ensure vendors provide necessary insurance and licenses.
  • Update Association communication regularly, including newsletters and website content.

Requirements

  • Strong working knowledge of customer service principles and practices.
  • Experience in luxury high-rise property management.
  • Ability to read, analyze, and interpret complex documents and regulations.
  • Proficiency in Microsoft Office Applications.
  • Valid Florida CAM license and FL Driver's license.
  • Ability to react and address emergency situations promptly.
  • Bilingual in English and Spanish may be required for some locations.
