About the position

The Maintainer II position at UMass Amherst involves supervising and participating in custodial duties across various buildings. The role is essential for maintaining cleanliness, safety, and organization within the facilities, while also providing training and support to custodial staff. This position requires a hands-on approach to ensure that all tasks are completed efficiently and effectively, contributing to a positive environment for students and staff alike.

Responsibilities

  • Supervises and directs the work of custodial employees to ensure tasks are completed efficiently.
  • Assists in planning work schedules and assignments in consultation with a Supervisor of Janitors.
  • Trains employees in cleaning methods and tasks through demonstration and on-the-job training.
  • Maintains custodial records including attendance, maintenance, supplies, and inventories.
  • Supervises and participates in waste removal and cleaning of waste receptacles.
  • Supervises and participates in cleaning restrooms and replenishing supplies.
  • Supervises and participates in the care of carpeted and hard floor surfaces.
  • Maintains cleanliness of walls, ceilings, doors, furniture, and horizontal surfaces.
  • Cleans glass surfaces, both interior and exterior, to ensure a clean facility.
  • Keeps exterior areas adjacent to the building clean and safe.
  • Performs simple repairs and maintenance on equipment and facilities.
  • Locks and unlocks premises to maintain security.
  • Arranges furniture and sets up for various University functions.
  • Inspects buildings to assess cleanliness and state of repair.
  • Removes water from premises to prevent damage.
  • Operates a motor vehicle to travel to work sites.

Requirements

  • A minimum of two (2) years' experience in a custodial capacity.
  • Possess a current and valid Class 'D' Driver's License.
  • Ability to work weekends and holidays.
  • Ability to perform manual labor tasks for long periods, including under extreme weather conditions.
  • Ability to follow oral and written instructions.
  • Ability to physically perform manual tasks, climb stairs, lift ladders, and bend.
  • Ability to train and instruct employees.
  • Ability to plan and organize work schedules.
  • Ability to communicate clearly and effectively.
  • Ability to maintain records and make reports.
  • Ability to read and write clearly in English.
  • Knowledge of materials, equipment, and methods commonly employed in cleaning operations.
  • Ability to operate and care for cleaning equipment, including vacuum cleaners and floor machines.
  • Ability to prepare and apply cleaning solutions safely and efficiently.
  • Ability to use a computer, including Microsoft Office.
