About the position

The Maintainer III-Custodial position at the University of Massachusetts Dartmouth is a full-time role focused on supervising and assisting in custodial work within state-owned or operated buildings. This position is responsible for ensuring that all cleaning tasks are performed to the highest standards, maintaining a clean and safe environment for all building occupants. The role involves direct supervision of a team of Maintainer II's and other lower-grade employees, with responsibilities that include planning work schedules, training staff, and evaluating their performance. The Maintainer III will also be involved in various cleaning tasks such as washing windows, dusting, polishing furniture, and maintaining the cleanliness of restrooms and common areas. Additionally, the position requires coordination of special events setup, moving furniture, and ensuring the exterior areas around building entrances are kept tidy. The Maintainer III will also handle security tasks such as locking and unlocking premises, requisitioning cleaning supplies, and maintaining janitorial records. This role is essential in upholding the cleanliness and operational efficiency of the university's facilities.

Responsibilities

  • Supervises and assists in cleaning offices, rooms, corridors, and other spaces of a state-owned or state-operated building.
  • Plans and lays out work schedules of subordinates.
  • Supervises and assists in washing windows, woodwork, toilets, lavatories, washrooms, and fixtures.
  • Dusts, cleans, and polishes furniture, shelving, etc.
  • Cleans, waxes, polishes, and buffs floors, vacuuming and cleaning carpeted floors.
  • Supervises and assists in emptying waste receptacles and cleaning them.
  • Coordinates, supervises, and assists in moving furniture.
  • Supervises and assists in setting up premises for special events, including transportation of chairs, tables, and related materials.
  • Supervises and assists in changing various types of light bulbs inside and outside of buildings.
  • Maintains the outside area adjacent to building entrances in an orderly condition by sweeping and picking up rubbish and leaves, and cleaning away snow and ice.
  • Locks and unlocks premises and performs other similar security tasks.
  • Requisitions cleaning and janitorial supplies and equipment.
  • Supervises the delivery and issuing of janitorial supplies and equipment to cleaning staff.
  • Maintains general janitorial records, makes required maintenance and building custodial reports, and verifies daily attendance records of subordinates.
  • Trains employees in cleaning and building custodial operations and evaluates subordinates' work performance on a weekly basis.

Requirements

  • At least two years full-time, or equivalent part-time, experience in building custodial or institution housekeeping work; or greenkeeping, landscaping, groundkeeping, park maintenance or tree maintenance work.
  • At least one year of supervisory experience in a custodial or maintenance capacity.
  • Ability to follow oral and written instructions.
  • Ability to understand and apply laws, rules, regulations, policies, procedures, specifications, standards, and guidelines governing assigned unit activities.
  • Ability to establish and maintain harmonious working relationships with others.
  • Ability to deal tactfully with others.
  • Ability to stand or walk for prolonged periods of time.
  • Ability to lift and carry heavy objects.
  • Ability to climb up to significant heights and work on ladders and scaffolds.
  • Physical stamina and endurance.
  • Manual dexterity and mechanical aptitude.
