About the position

The Maintenance and Groundskeeper position is responsible for assisting in the maintenance and upkeep of buildings and grounds, ensuring a safe and functional environment. This role involves performing various maintenance tasks, including electrical, plumbing, painting, and carpentry work, as well as cleaning and organizing work areas. The position requires flexibility in hours and the ability to respond to emergency situations effectively.

Responsibilities

• Assist the maintenance supervisor in preventive maintenance inspections of buildings and structures.
• Perform minor electrical maintenance, including replacing or repairing fixtures and bulbs.
• Conduct minor plumbing maintenance, such as repairing leaks and unclogging drains.
• Perform minor painting, carpentry, and masonry work.
• Reconfigure and move furniture for offices and meeting spaces as needed.
• Prepare surfaces and paint various structures and equipment to maintain a safe environment.
• Clean various areas including the Guardhouse, Management Office, and restrooms.
• Order parts and maintain required documents.
• Perform pressure cleaning and maintain community fountains.
• Work flexible hours and weekends as needed.

Requirements

• Minimum two (2) years of general experience in replacement maintenance or handy work.
• Ability to navigate the property/building quickly and easily.
• Must have the ability to react and address emergency situations in a timely manner.
• Effective written and verbal communication skills.

Nice-to-haves

• CPO - pool experience is a plus.
