About the position

The Maintenance I position at Eden Housing involves performing a variety of maintenance duties and repairs across multiple communities. This role requires skilled plumbing, electrical work, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and cleaning of common areas. The technician will utilize Yardi software to create and complete work orders, ensuring effective communication with residents regarding any delays in service due to parts ordering or other issues. Daily inspections of the property are essential, where the technician will actively look for deficiencies, complete quarterly property inspections, and report any habitability concerns to the Community Manager. In addition to technical skills, the role requires participation in custodial work, including cleaning common areas and maintaining grounds. The technician must ensure that trash enclosures are kept clean and follow safety protocols when handling dumpsters. The position also involves using technology for time tracking and participating in company meetings via platforms like ZOOM and Teams. Effective communication and teamwork are crucial, as the technician will engage with residents and participate in daily and weekly team check-ins with the Community Manager. The Maintenance I position does not have supervisory responsibilities but requires a proactive approach to maintenance tasks, including rekeying locks, unclogging sinks, drywall repairs, and preparing vacant units for occupancy. The technician must demonstrate attention to detail and the ability to work with minimal supervision, ensuring that all tasks are completed efficiently and to a high standard.

Responsibilities

  • Perform skilled plumbing, electrical, carpentry, painting, and sheet rock repair duties.
  • Utilize Yardi software to create and complete work orders and communicate with residents about delays.
  • Conduct daily property inspections and submit work orders for any deficiencies found.
  • Assist in custodial work and cleaning of common areas, including sweeping and mopping.
  • Maintain grounds and ensure trash enclosures are free of overflowing trash.
  • Participate in company meetings and training sessions using ZOOM and Teams.
  • Engage professionally with residents and handle concerns with tact and diplomacy.
  • Participate in an on-call emergency schedule for property coverage during evenings, weekends, and holidays.
  • Maintain knowledge of property emergency response plans and assist other team members as needed.

Requirements

  • Minimum of one year experience in a maintenance or construction environment.
  • High school diploma or GED required.
  • Valid California Driver's License and reliable transportation for tools and materials.
  • Ability to read and interpret safety rules and maintenance instructions.
  • Basic math skills for measuring and computing rates and ratios.

Nice-to-haves

  • Demonstrated experience with preventative and ongoing maintenance of a property.
  • Ability to work with minimal supervision and attention to detail.
  • Desirable second language skills may vary by site.
