About the position

The Maintenance II position at Eden Housing involves performing a variety of maintenance duties and repairs across one or more communities, each with up to 149 units. The role requires skilled plumbing, electrical work, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and cleaning of common areas. The technician will utilize Yardi software to manage work orders, communicate with residents regarding delays, and train other maintenance staff on using technology for work order completion. Daily inspections of the property are essential to identify deficiencies, and quarterly and annual inspections must be conducted using mobile devices to document findings. The technician will also assist in custodial work, ensuring common areas are clean and trash enclosures are maintained. In addition to maintenance tasks, the role requires active participation in team meetings and adherence to safety protocols. The technician will order parts and supplies, work with the procurement department for cost-effective solutions, and engage professionally with residents, addressing concerns with sensitivity to their backgrounds. The position includes on-call responsibilities for emergencies and requires knowledge of property-specific systems such as water and gas cutoffs. The technician will also be involved in preventative maintenance and may assist in special projects as assigned. This position does not have supervisory responsibilities but requires a minimum of two years of experience in maintenance or construction, along with a high school diploma or GED. The technician must possess a valid California driver's license and reliable transportation for transporting tools and materials. The role demands attention to detail, the ability to work independently, and effective communication skills with both residents and team members.

Responsibilities

  • Utilize Yardi software to create and complete work orders and sync daily.
  • Communicate with residents regarding delays in completing work orders.
  • Train other maintenance technicians on completing work orders using mobile devices.
  • Conduct daily property inspections to identify deficiencies and create work orders as needed.
  • Complete quarterly property inspections and annual unit inspections, documenting findings with photos.
  • Assist in custodial work and cleaning of common areas, including sweeping, mopping, and window cleaning.
  • Ensure trash enclosures are maintained and free of overflowing trash.
  • Order parts and supplies online and work with the Procurement Department for pricing.
  • Participate in company meetings and trainings using ZOOM and Teams, ensuring camera is on during sessions.
  • Engage professionally with residents and handle concerns with tact and diplomacy.
  • Participate in an on-call emergency schedule for property coverage during evenings, weekends, and holidays.
  • Maintain knowledge of property-specific systems and assist in emergency response planning.

Requirements

  • Minimum of two years experience in a maintenance or construction environment.
  • High school diploma or GED.
  • Valid California driver's license and reliable automobile transportation.
  • Ability to read and interpret safety rules and maintenance instructions.
  • Ability to communicate effectively with residents and employees.
  • Proficient in basic math and reasoning skills.
