About the position

The Everett Housing Authority is seeking a dedicated Maintenance Laborer to join our team, where you can truly make a difference in the lives of others. This full-time position offers a starting wage of $24.04 to $28.87 per hour, along with a comprehensive benefits package. The Everett Housing Authority is committed to creating affordable housing and fostering healthy communities for seniors, disabled individuals, and low-income families within the City of Everett. As a Maintenance Laborer, you will assist the Senior Maintenance Specialist in performing various maintenance tasks related to the repair and upkeep of our properties, which include 1500 housing units. In this role, you will be responsible for maintaining the curb appeal of the properties, completing timely unit turns, and performing custodial work, grounds keeping, and pest control. Your work will involve a variety of physical maintenance tasks, including inspections, preventive maintenance, and repairs of appliances, mechanical systems, electrical systems, carpentry, and more. You will also be expected to follow all safety policies and procedures, maintain effective communication with your supervisor, and ensure that work orders are updated in our Yardi system. The ideal candidate will have a high school diploma or GED, at least one year of paid experience in general labor, and the ability to use common hand tools. You should possess basic math skills, be able to follow written and oral directions, and have good communication skills in English. This position requires physical stamina, as you will be involved in heavy lifting, climbing, and working in various weather conditions. Responsibilities

  • Assist the Senior Maintenance Specialist in performing maintenance tasks at assigned buildings.
  • Maintain the property's curb appeal and complete timely unit turns.
  • Perform custodial work, grounds keeping, and pest control.
  • Assist with work orders at the assigned properties.
  • Follow all EHA Safety Policies and Procedures.
  • Ensure consistent and real-time updates of Yardi work-orders.
  • Communicate daily with supervisor and Senior Maintenance Specialist or Maintenance Specialist.
  • Perform preventive maintenance, repair, or replacement of appliances, mechanical, electrical, and carpentry systems.
  • Drive to various sites as assigned and perform pest control as needed.
  • Be available to volunteer for on-call emergency responses.

Requirements

  • High school diploma, GED, or equivalent.
  • One year paid experience in general laborer work.
  • Knowledge of and ability to use common hand tools.
  • Basic math skills.
  • Ability to follow written and oral directions.
  • Ability to get along well with clients, co-workers, and the public.
  • Ability to speak and understand English.
  • Ability and aptitude to learn mechanical skills.
  • Computer skills including use of a PC and an IOS or Windows Tablet.

Nice-to-haves

  • Paid experience in small motor repair, maintenance, and cleaning.
  • Prior paid experience doing semi-skilled repairs and maintenance for large apartment complexes or housing authorities.
