About the position

The Maintenance Make Ready/Porter position at Potranco Commons in San Antonio, TX, is a vital role within the property management team, reporting directly to the Property Manager and Maintenance Supervisor. This position is responsible for ensuring that vacant apartments are prepared for market readiness and maintaining the overall appearance of the property grounds, models, and vacant units. The Maintenance Make Ready-Porter will perform a variety of tasks based on business needs, which include but are not limited to cleaning, minor repairs, and landscaping duties. The role requires a proactive approach to maintaining the property and ensuring that it meets the standards expected by residents and management alike. In this role, the individual will receive make-ready assignments and gather all necessary tools, equipment, and supplies to prepare an apartment unit for rental. This includes trashing out units, confirming with management about items to be discarded, and evaluating the condition of carpets and vinyl flooring. The Maintenance Make Ready-Porter will also check and perform minor repairs on air conditioning units, heating units, water heaters, and appliances, escalating more extensive repairs to the Maintenance Supervisor as needed. Additionally, the position involves painting, polishing woodwork, repairing walls, and ensuring that all doors and windows are functional and secure. The Maintenance Make Ready-Porter will also be responsible for maintaining the property’s exterior, including pool maintenance and landscaping duties. This includes pressure washing, cleaning, and ensuring that the grounds are tidy and well-kept. The individual will need to maintain correct chemical levels in the pool and inform supervisors of any mechanical or structural issues. Furthermore, the role requires effective communication with residents and co-workers, promoting a positive atmosphere within the community. The Maintenance Make Ready-Porter must adhere to safety practices and represent the company professionally at all times, ensuring a friendly and courteous demeanor towards residents and fellow employees.

Responsibilities

  • Receives make-ready assignments and gathers necessary tools, equipment, and supplies.
  • Trashes out the unit for make ready and ensures a move-out form is approved and signed.
  • Confirms with Property Manager or Maintenance Supervisor about items to be discarded from the apartment unit.
  • Evaluates carpet and vinyl, shampoos carpets/vinyl, and discusses replacement needs with supervisors.
  • Checks air conditioning unit, heating unit, water heater, and appliances; performs minor repairs and contacts Maintenance Supervisor for extensive repairs.
  • Paints interior apartments and occasionally performs light exterior painting.
  • Polishes and varnishes cabinets and other woodwork as needed; repairs holes in walls and applies caulk where needed.
  • Repairs or replaces baseboards or trim as needed; checks all doors and windows and re-keys locks.
  • Responds to service calls, on-call, fire watch, or other after-hour efforts as required.
  • Performs pool maintenance and landscape duties, including pressure washing and cleaning.
  • Picks up grounds every workday, waters grounds and flower beds, and cleans pool areas.
  • Sweeps office front porch, parking areas, and around dumpster areas; rearranges furniture as needed.
  • Maintains correct chemical levels in the pool and informs supervisors when supplies are low.
  • Distributes door-to-door newsletters and resident notices.
  • Offers suggestions for preventative maintenance and reports physical problems to supervisors.
  • Maintains good working relationships with employees and displays a friendly attitude towards residents and co-workers.
  • Ensures safe work practices are followed and represents the company professionally.

Requirements

  • Prior make-ready work experience at a residential property.
  • Familiarity with federal, state, and jurisdictional laws concerning multi-family housing and Fair Housing.
  • Ability to understand basic instructions and use basic hand tools.
  • Ability to perform basic electrical, plumbing, painting, carpentry, and landscaping tasks.
  • Knowledge of safety procedures related to maintenance work.
  • Ability to assess repairs and replacement parts in a vacant apartment.
  • Ability to perform physical labor, regularly lifting or moving objects of weight 25+ pounds.
  • High school diploma or GED preferred.
  • Excellent communication and organizational skills.
  • At least one year of experience in similar duties is preferred.
