About the position

The Maintenance Make Ready/Porter position is a vital role within the property management team, reporting directly to the Property Manager and Maintenance Supervisor. This position is responsible for ensuring that vacant apartments are prepared for new tenants and that the overall appearance of the property is maintained to a high standard. The Maintenance Make Ready/Porter will perform a variety of tasks that include cleaning, minor repairs, and maintenance of the property grounds, models, and vacant units. The role requires a proactive approach to property upkeep and a commitment to providing excellent service to residents and visitors alike. In this role, the Maintenance Make Ready/Porter will receive assignments for make-ready tasks and will gather all necessary tools, equipment, and supplies to prepare an apartment unit for rental. This includes trashing out units, evaluating the condition of carpets and vinyl flooring, and performing minor repairs on appliances and HVAC systems. The position also involves painting, polishing woodwork, and ensuring that all locks are re-keyed and functioning properly. The Maintenance Make Ready/Porter will also be responsible for maintaining the property grounds, which includes picking up trash, watering flower beds, and performing pool maintenance as needed. The ideal candidate will possess a friendly and courteous demeanor, ensuring a positive atmosphere for residents and co-workers. They will be expected to follow safe work practices and represent the company professionally at all times. The Maintenance Make Ready/Porter will also be required to respond to service calls and perform after-hour duties as necessary, demonstrating flexibility and a strong work ethic. This position is essential for maintaining the quality and appeal of the property, contributing to a welcoming environment for all residents.

Responsibilities

  • Receives make-ready assignments and gathers necessary tools, equipment, and supplies.
  • Trashes out the unit for make ready and ensures a move-out form is approved and signed.
  • Confirms with Property Manager or Maintenance Supervisor about items to be thrown out.
  • Evaluates carpet and vinyl, shampoos carpets, and discusses replacement if needed.
  • Checks air conditioning unit, heating unit, water heater, and appliances; makes minor repairs and contacts Maintenance Supervisor for extensive repairs.
  • Paints interior apartments and occasionally performs light exterior painting.
  • Polishes and varnishes cabinets and other woodwork as needed.
  • Repairs holes in walls, performs painting duties, checks caulk, and applies where needed.
  • Repairs or replaces baseboards or trim as needed.
  • Checks all doors and windows and re-keys all locks.
  • Responds to service calls, on-call, fire watch, or other after-hour efforts as required.
  • Performs pool maintenance and landscape duties, including pressure washing and cleaning.
  • Picks up grounds every workday, waters grounds and flower beds, and cleans pool area.
  • Sweeps office front porch, parking areas, around dumpster areas, halls, and breezeways.
  • Maintains correct chemical levels in the pool and informs supervisors when supplies are low.
  • Informs Property Manager or Maintenance Supervisor of mechanical or structural problems with pools or spas.
  • Distributes door-to-door newsletters and resident notices.
  • Offers suggestions for preventative maintenance and reports physical problems to supervisors.
  • Maintains good working relationships with other employees and displays a friendly attitude towards residents and co-workers.
  • Ensures safe work practices are followed and represents the company professionally.

Requirements

  • Prior make-ready work experience at a residential property.
  • Familiarity with federal, state, and jurisdictional laws concerning multi-family housing and Fair Housing.
  • Ability to understand basic instructions and use basic hand tools.
  • Ability to perform basic electrical, plumbing, painting, carpentry, and landscaping tasks.
  • Knowledge of safety procedures.
  • Ability to assess repairs and replacement parts in a vacant apartment.
  • Ability to perform physical labor, regularly lifting or moving objects of weight 25+ pounds.
  • May be required to provide own industry-specific tools.
  • High school diploma or GED preferred.
  • Excellent communication and organizational skills.
  • At least one year of experience in similar duties preferred.
