About the position

The Maintenance Make Ready/Porter position is responsible for preparing vacant apartments for market readiness and maintaining the overall appearance of the property grounds, models, and vacant units. This role involves a variety of tasks including cleaning, minor repairs, and ensuring compliance with safety and maintenance standards, all while maintaining a professional and courteous demeanor with residents and co-workers.

Responsibilities

  • Receives make-ready assignments and gathers necessary tools, equipment, and supplies.
  • Trashes out the unit for make ready and ensures a move-out form is approved and signed.
  • Confirms with Property Manager or Maintenance Supervisor about items to be discarded from previous residents.
  • Evaluates carpet and vinyl, shampoos carpets, and discusses replacement needs with supervisors.
  • Checks air conditioning, heating units, water heaters, and appliances; performs minor repairs and contacts supervisors for extensive repairs.
  • Paints interior apartments and performs light exterior painting as needed.
  • Polishes and varnishes cabinets and woodwork; repairs holes in walls and applies caulk where needed.
  • Repairs or replaces baseboards or trim; checks doors and windows and re-keys locks.
  • Responds to service calls, on-call duties, and performs fire watch as required.
  • Performs pool maintenance and landscape duties, including pressure washing and cleaning.
  • Maintains grounds by watering flower beds, emptying trash cans, and cleaning pool areas.
  • Sweeps and cleans various areas including parking lots and hallways.
  • Maintains correct chemical levels in pools and informs supervisors when supplies are low.
  • Distributes newsletters and resident notices; offers suggestions for preventative maintenance.
  • Reports physical problems observed to supervisors and maintains good working relationships with staff.

Requirements

  • Prior make-ready work experience at a residential property.
  • Familiarity with federal, state, and jurisdictional laws concerning multi-family housing and Fair Housing.
  • Ability to understand basic instructions and use basic hand tools.
  • Skills in basic electrical, plumbing, painting, carpentry, and landscaping.
  • Knowledge of safety procedures.
  • Ability to assess repairs and replacement parts in vacant apartments.
  • Physical ability to perform labor, regularly lifting or moving objects of weight 25+ pounds.
  • Possibly required to provide own industry-specific tools.

Nice-to-haves

  • High school diploma/GED preferred.
  • Excellent communication and organizational skills.
  • At least one year of experience in similar duties preferred.
