About the position

The Maintenance Manager at Kettler Enterprises is responsible for overseeing all maintenance operations and staff at The Fields of Rockville. This role involves ensuring the physical operations of the apartment community are maintained to a high standard, focusing on preventive and daily maintenance efforts to enhance resident satisfaction and retention. The Maintenance Manager will lead maintenance projects, manage budgets, and ensure compliance with safety guidelines while fostering a service-oriented environment.

Responsibilities

  • Oversee and participate in all maintenance projects including capital improvements.
  • Coordinate and perform repair of property grounds, apartments, and building exteriors.
  • Manage maintenance budgets and other administrative tasks.
  • Direct all property/ground upkeep, preventive care, and maintenance service efforts.
  • Maintain accurate records for all services performed.
  • Coordinate all contracted services and monitor vendor performance.
  • Solicit and analyze bids, assess completed work, and track invoices for timely payment.
  • Conduct Monthly & Quarterly Safety Meetings and monitor adherence to safety guidelines.
  • Sustain peak efficiency operation levels for all property components.
  • Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
  • Contribute to ongoing staff recruitment efforts and skill-building initiatives.
  • Oversee the maintenance team while completing related maintenance duties.
  • Inspect community continuously, recording and correcting deficiencies.
  • Order necessary supplies and parts within budgetary guidelines.
  • Manage make-ready timeline per regional guidelines, minimizing downtime.
  • Monitor, minimize, and manage maintenance personnel overtime.
  • Maintain a service-oriented environment by exhibiting a professional appearance and attitude.
  • Coordinate daily meetings with the property manager to provide updates on maintenance projects.

Requirements

  • 4+ years of maintenance experience
  • 2+ years supervisory experience
  • Universal EPA/CFC Certification required
  • Expertise in troubleshooting, plumbing, electrical, carpentry, appliance repairs, VFDs, boilers/chillers, cooling towers, VAV boxes, and HVAC systems
  • Valid Driver's License and must live within 30 minutes of the property
  • Ability to take calls for after-hours emergency maintenance on a rotational basis
  • Personal/reliable transportation to respond to on-call emergencies
  • Ability to use a computer
  • Excellent English communication skills, both verbal and written
  • Ability to perform physical activities such as walking the grounds, ascending stairs, lifting 60 lbs., climbing ladders over 10 feet.
