About the position

The Maintenance Manager is responsible for overseeing a team of maintenance technicians and grounds crew within a residential community. This role ensures that maintenance work meets company standards for quality and customer service, while also adhering to Fair Housing compliance. The position involves managing daily operations, financial reporting, inventory control, and performance management, as well as training and supervising staff.

Responsibilities

• Provide management oversight for daily operations, financial reporting, inventory control, and customer service.
• Direct grounds and landscaping employees to maintain property standards.
• Oversee maintenance technicians in various general maintenance duties including plumbing, electrical, HVAC, and more.
• Train and supervise new maintenance employees on safety and operational procedures.
• Organize and distribute work orders to ensure timely response and quality of work.
• Order maintenance supplies and maintain safety data sheets (SDS).
• Prepare and maintain OSHA logs and ensure compliance with safety standards.
• Manage preventive maintenance programs for HVAC and other systems.
• Enforce safety and housekeeping practices following the ZERO Harm journey plan.

Requirements

• High School Diploma or GED required.
• Minimum of three years of property management experience.
• Minimum of one year of supervisory experience.
• Knowledge in all phases of property facilities management.
• Strong interpersonal skills and effective communication skills.
• Knowledge of OSHA regulations and safety practices.
• Proficiency in Microsoft Office (Outlook, Word, Excel).
• Possession of a valid driver's license and safe driving record.

Nice-to-haves

• College courses or technical school training preferred.
• Relevant trade certifications and licenses.
• Experience with Yardi property management software.
