About the position

The Service Manager at RPM Living is responsible for maintaining the physical integrity of the community, ensuring a clean and well-maintained living environment for residents, visitors, and staff. This role involves supervising maintenance staff, managing property budgets, and implementing preventative maintenance plans to address and prevent issues within the property.

Responsibilities

• Supervises and ensures the proper maintenance of the property and grounds based on Roscoe and property objectives.
• Safely supervises and directs maintenance staff.
• Maintains property operating budget, including creating purchase orders and getting approval prior to purchases.
• Reviews work orders, prioritizes, and completes them in a safe and timely manner.
• Ensures all work orders are responded to within 24 - 48 hours.
• Develops schedules, coordinates, and manages the make-ready program for the property in conjunction with the property manager and staff.
• Coordinates with vendors and contractors to complete work in a safe and timely manner.
• Properly secures and cares for property equipment and supplies.
• Implements a preventative maintenance plan.
• Walks the property weekly to identify maintenance and safety-related issues and manages the repair process.
• Ability to be on call for after-hours emergencies.

Requirements

• A minimum of 2 years of related experience.
• Prior experience in multifamily community maintenance, plumbing, carpentry, electrical, and painting preferred.
• Valid Driver's License.
• EPA or HVAC certification; CPO certification preferred.
