About the position

The Maintenance Manager at The Scion Group plays a crucial role in ensuring the safety and functionality of the property’s buildings and equipment. This position is responsible for managing the onsite Facilities team and coordinating with third-party vendors to deliver optimal service. The ideal candidate will be a subject matter expert with strong leadership skills, capable of thriving in a fast-paced collegiate environment while effectively solving problems and ensuring follow-through on tasks.

Responsibilities

  • Manage all building services and preventative maintenance programs according to industry best practices and compliance with regulations.
  • Oversee day-to-day operations including HVAC, plumbing, fire protection, and general building maintenance.
  • Monitor and provide diagnostics for major building systems, ensuring proper maintenance and compliance.
  • Operate and manage life safety systems including fire alarms and emergency lighting.
  • Prioritize and schedule maintenance work to meet Scion's standards.
  • Manage Facilities Technicians to ensure service requests are completed accurately and timely.
  • Review completed work for conformance to standards and manage facilities budgets.
  • Conduct regular inspections of buildings and grounds for safety and code compliance issues.
  • Prepare written reports summarizing findings and recommendations for improvements.
  • Oversee the preparation of vacated units for new tenants, ensuring quality repairs and readiness.
  • Manage inventory of maintenance spare parts and tools, coordinating with the General Manager.
  • Ensure compliance with safety procedures and health policies.
  • Participate in emergency preparedness planning and act as essential personnel during emergencies.

Requirements

  • High school diploma or GED, trade school diploma, or military training.
  • 8 years of relevant experience managing building systems in multi-unit residential properties.
  • 5 years of supervisory experience.
  • 5 years of experience with building automation systems and life safety systems.
  • EPA 608 Universal certification and HVAC certification.
  • Certified Pool Operator (CPO) or intention to obtain within six months.
  • Expertise in plumbing, HVAC, electrical, and mechanical systems.
  • Ability to read and interpret design drawings and safety guidelines.
  • Basic computer skills including Microsoft Office and CMMS.
  • Valid driver's license.
  • Ability to stand for long periods and lift up to 100 lbs.

Nice-to-haves

  • Experience with budget management and cost control.
  • Knowledge of OSHA regulations and compliance standards.
  • Familiarity with energy management systems.
