About the position

The Maintenance Manager at Bozzuto is responsible for overseeing the maintenance operations of residential buildings, ensuring that all facilities are well-maintained and meet safety standards. This role involves leading a team, managing maintenance issues, and maintaining the overall quality and safety of the property. The Maintenance Manager plays a crucial role in enhancing resident satisfaction through effective communication and timely service delivery.

Responsibilities

• Leading by example and being a role model for the standards and behaviors consistent with the core values and culture of Bozzuto
• Hiring, developing, and providing education opportunities to techs and community care associates
• Resolving maintenance issues in HVAC, electrical, plumbing, and appliance repair
• Managing the make-ready and apartment turnover process
• Executing preventative maintenance programs to preserve the value of the building
• Ensuring general upkeep and cleanliness of the property, including snow removal and grounds maintenance
• Sustaining peak efficiency operation levels for all property components
• Adhering to building, county, and safety codes/standards
• Completing annual building systems inspections
• Leading cost-effective capital improvement and special projects
• Establishing and managing vendor relationships within budget parameters
• Reinforcing monthly staffing schedules for 24/7 emergency coverage

Requirements

• An education in the trades and 7+ years of experience in facilities and/or residential building maintenance
• 3+ years of supervisory experience with a track record of hiring and developing high performing teams
• HVAC, EPA and/or NAPE certification
• Knowledge of risk management, OSHA and MSDS
• Advanced skills in HVAC, plumbing, electrical, and appliance repair
• Basic carpentry, drywall, and painting skills
• Exposure to complex mechanical systems such as central plant, split systems, boilers, and chillers
• Excellent communication skills, both written and verbal
• Intermediate proficiency with Microsoft Office and comfort using various technology platforms
• Ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly
