About the position

The Maintenance Service Manager is responsible for overseeing the maintenance department's operations and ensuring the apartment community is well-maintained and visually appealing. This role involves supervising maintenance staff, managing work orders, and ensuring high-quality service delivery to residents.

Responsibilities

• Daily supervision of Maintenance staff members including delegation of work orders and special projects.
• Inspection and oversight of existing and completed work orders.
• Addressing HVAC, Boiler, plumbing, electrical, appliance, and all other service requests.
• Mentoring and training new and existing maintenance staff members.
• Involvement with interviewing and selection of new maintenance team members.
• Providing written monthly energy management recommendations for the building.
• Identifying capital improvements and obtaining required estimates/bids.
• Assisting in budget preparation for maintenance expenses.

Requirements

• Experience in hotel, apartment, or hospital maintenance/engineering with 2 years of supervisory experience leading a team.
• Excellent customer service and computer skills.
• Ability to create, mentor, and train a team.
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers, and HVAC systems.
• H.V.A.C. or EPA Universal Certification is a must.
• Proven track record managing a preventative maintenance program and experience with capital projects.
