About the position

The Facilities Manager at The Scion Group plays a crucial role in ensuring the safety and functionality of the property's buildings and equipment. This position involves overseeing the onsite Facilities team and coordinating with third-party vendors to deliver optimal service. The Facilities Manager is expected to be a subject matter expert and an experienced leader, excelling in a fast-paced collegiate environment, and is responsible for problem-solving, leadership, and follow-through in various maintenance and operational tasks.

Responsibilities

  • Manage all building services and preventative maintenance programs according to industry best practices and compliance with regulations.
  • Supervise day-to-day operations including HVAC, plumbing, fire protection, and general building maintenance.
  • Monitor and provide diagnostics for major building systems, ensuring compliance and functionality.
  • Operate and manage all life safety systems, including fire alarms and emergency lighting.
  • Prioritize and schedule maintenance work, ensuring quality and compliance with standards.
  • Manage Facilities Technicians to ensure service requests are completed accurately and timely.
  • Manage facilities budgets and review completed work for conformance to standards.
  • Conduct regular inspections of buildings and grounds for safety and maintenance issues.
  • Prepare written reports summarizing inspection findings and recommendations for repairs.
  • Oversee 'Turn' preparation for vacated units, ensuring timely repairs and readiness for occupancy.
  • Maintain inventory of maintenance spare parts and tools, working within budget constraints.
  • Ensure proper safety procedures are followed and health policies are enforced.
  • Manage keying and security procedures for locks and access control.
  • Implement standard operating procedures and preventive maintenance programs according to company standards.
  • Participate in emergency preparedness planning and act as essential personnel during emergencies.
  • Maintain records on all major systems, including maintenance manuals and warranties.
  • Collaborate with management to track facilities and capital budgets.
  • Hire, train, and develop Facilities team members.

Requirements

  • High school diploma/GED, trade school diploma, or military training.
  • 5 years of relevant experience managing building systems in multi-unit residential properties.
  • 2 years of supervisory experience.
  • 2 years' experience with building automation systems and life safety systems.
  • EPA 608 Universal certification.
  • Expertise in plumbing, HVAC, electrical, and mechanical systems.
  • Ability to read and interpret design drawings and safety guidelines.
  • Basic computer skills, including Microsoft Office and CMMS.
  • Valid driver's license.
  • Ability to stand for 8 hours or longer and lift up to 100 lbs.

Nice-to-haves

  • Certified Pool Operator (CPO) certification or intention to obtain within six months.
