About the position

The Maintenance Manager at RPM Living is responsible for overseeing the maintenance operations of a property, ensuring that both the interior and exterior are maintained to high standards while adhering to budget constraints. This role involves supervising maintenance staff, managing work orders, and ensuring resident satisfaction through prompt and efficient repairs. The Maintenance Manager plays a crucial role in enhancing resident retention and maintaining the property's functionality by troubleshooting various systems and implementing preventative maintenance plans.

Responsibilities

  • Supervise and ensure the proper maintenance of the property and grounds.
  • Direct maintenance staff and develop a highly skilled team of Maintenance Technicians.
  • Maintain the property's operating budget and secure competitive bids for supplies and services.
  • Process purchase orders (POs) and invoices to keep costs under control.
  • Review and prioritize work orders to ensure timely completion and resident satisfaction.
  • Manage the work order process efficiently and maintain records in the computer software.
  • Oversee the maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety codes.
  • Troubleshoot and repair various systems, such as HVAC, electrical, and plumbing.
  • Liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure satisfaction.
  • Implement preventative maintenance plans and be on call for after-hours emergencies.
  • Conduct regular property inspections and maintain a safe workplace.
  • Mentor and train maintenance team members to enhance their skills.

Requirements

  • Two years of multifamily maintenance experience and/or training; or a combination of education and experience.
  • High school diploma or GED - Preferred.
  • A minimum of one year of supervisory experience - Preferred.
  • EPA certification required.
  • CPO - Preferred.
  • Valid driver's license - Required.
  • Proficiency in Microsoft Office Suite and Project Management.

Nice-to-haves

  • Experience in supervising maintenance staff.
  • Knowledge of OSHA regulations and safety laws.
