About the position

The Maintenance Manager at ConcordRENTS is responsible for overseeing the maintenance operations of multifamily communities, ensuring that amenities and apartment homes meet high standards of quality and safety. This role involves managing a team, addressing resident service needs, and maintaining the overall condition of the property. The Maintenance Manager plays a crucial role in enhancing resident satisfaction through effective communication and timely maintenance services.

Responsibilities

• Interview, select, recommend hire, train, and supervise Maintenance Department staff.
• Provide safety instruction and ensure employees are aware of safety and quality standards.
• Assign and check work, evaluate performance, and provide counseling and coaching to employees.
• Participate in annual planning and recommend maintenance budget levels and related capital equipment purchases.
• Establish maintenance and preventive maintenance schedules to meet company policy requirements.
• Track and determine the status of service requests in the computer system and close records for completed orders.
• Investigate and resolve issues where service orders are past due in the computer system.
• Monitor inventories of parts, supplies, and materials, placing orders as necessary.
• Conduct inspections and orient new residents to the operation of units in apartments.
• Respond to reports of unusual or escalated repair or maintenance issues.

Requirements

• Valid HVAC Certification license.
• Experience in property management.
• High school diploma or GED equivalent.
• Over five years of experience in maintenance management.

Nice-to-haves

• Certified Pool Operator certification.
